Flooding concerns about this part of Kingswood. It is difficult to see how development here is not going to make flooding worse in Sites 1 & 2.
Traffic concerns about the vehicles emerging onto the Old Warwick Road opposite Sites 1 & 2 just after the canal bridge.
Concerns about parking in an already overcrowded area for cars.

-The site is green belt land with a history of flooding and has poor access.
-The boudaries of the site seem to have provoked concern. There is a canal and two streams bounding the site- not ideal and one of the main attractions of Lapworth generating income is the canal network. Neither this, nor the pub, will be enhanced by the development.
-The only possible road access, complete with lighting, would be some 10 yards from a back door.
-We would be trapped in unsaleable houses looking over the stream to a rising bank of developement about 15 yards away.

-There is no development requirement for the site.
-Site floods regularly (Culvert under the Old Warwick Road is inadequate).
-Traffic congestion, poor visibility and parking are already a problem on the Old Warwick Road at the access point to the proposed site.
-Fewer residents here may be indirectly affected by the Station Lane sites in Lapworth but those who are would be far more seriously affected.
-The homes at the end of Yew Tree Close would be blighted by on-going development issues and suffer a dramatic reduction in saleability and value of their homes.

as my bungalow was nearly flooded last year from kingswood brook [that can turn into a river after heavy rain] I object strongly to housing on land to rear of kingswood cottage concrete and water DO NOT MIX; also the proposed road to this development would be sited twenty five foot from my bedroom window ,who will maintain the banks of the stream [river] at the moment this is done by the residents of yew tree close at their own expense

-The Old Warwick Road is already a busy main road and the proposed access to these preferred sites would be on a bend, at the foot of the hill, close to a blind canal bridge and next to busy shops.
-Flooding has been identified by the environment agency as 'high risk.
-There will be more pressure on local services which will not be able to accommodate the increase to the population.
-Traffic will adversely affect emergency services reaction time.
-The proposed developments will affect the character of the surrounding area and the value of my property as a result.

-Potential flood risk areas registered with the Environment Agency.
-The 30mph limit on the Old Warwick Road is regularly exceeded. Even if the visibility site lines could be achieved to meet current Highway Specifications the proposed access points would put motorist and pedestrians at risk.
-The existing boundary constraints would not allow a new section of footway to be accommodated without extensive highway works being needed, which would significantly change the historic character of the area.
-The land to the rear of the site has been used as an abattoir and must be treated as posing risk to human health.

-The site is in Rowington not Kingswood. Lapworth oand Rowington are separate.
-Should development occur there is risk of flooding.
-Access by car will be hazardous being at the foot of a hill, on a bend, where a busy garage generates money, on road parked vehicles.
-The setting of the listed Kingswood Cottages, which are on Old Warwick Road will be impaired, destroying the character and attractiveness to local people and the many tourists who visit.
-Residents living at the end of Yew Tree Clos will experience a lack of privacy, noise and light pollution

-Hydrology mapping cannot predict 100% what the water may do. New house insurance would be difficult to obtain if at all within 100 - 120 yard of the stream.

-Post Office and cottages on the Warwick Road have already been flooded.
-Kingswood brook rises at least 6 foot at certain times of the year.
-If a road and houses are built on the field at the back of Yew Tree Close, also a wall along the bank of Kingswood Brook. Where will the water go from guttering and build-up of water from the wall?
-The crossroad would be on a dangerous bend.
-Noise nuisance and light pollution would occur.
-New properties' windows would overlook respondent's property.

-Grouping of Sites 1, 2 and 6 is intensive with respect to the limited size of the local settlements.
-The site backfills the existing properties and do not infill as generally regarded as appropriate when justifying development to take place.
-Proposed access sites are on a bend at foot of a hill. There is extensive congestion from customers parking to use facilities. Parking at Sites 4, 5 and 7 would exacerbate this.
-Abundance of wildlife (i.e. bats, newts).
