This location is only worth considering if HS2 is built on the line proposed, as it would then be degraded and could be acceptable as a gypsy site.

Site is underlain by Bromsgrove Sandstone formation, which is a principle aquifer. The site is also within a Source Protection zone 3 for potable water supply borehole. The site is therefore highl;y sensitive in groundwater protection terms.
Previous and current uses are likely to have caused ground contamination. Although there is no objection in principle to development, any application will require detailed investigations to assess the impact of any contamination on ground waters. This will determine the need for a risk assessment and remediation.
Site will need a non- public foul mains sewer solution. Because of the sensitive water environment an additional assessment would be required to assess ground drainage options/risks.
A suitable means of dealing with foul effluent will be required.

Object on the following grounds:
- the land is owned by a charity which support local worthy causes and its loss would undermine this.
- road safety particularly the crossroads (Stoneleigh Road) which is busy and has safety concerns.
- the site is the green belt
- Additional pressure on local infrastructure and amenities (schools, doctors, hospitals, shops)
- the impact on wildlife
- proximity to HS2 - this area is a potential compound for HS2

Strongly object to proposal.
Site awarded to The Cubbington Freeholders in February 1768.
Leased to WCC which provides sole income for charity.
Charity provides funds to community based organisations with parish of Cubbington - over past 11 years grants totalling £121,000 have been made.
Charity vital support for number of groups in local area and future of charity, which has existed for nearly 250 years, would be in doubt.

Potential land and groundwater contamination issues.
Potential impact on protected wildlife.
