Site 518 is a HELAA B site located to the west of the village of Wootton Wawen. The site is Grey Belt. The allocation of Site 518 for leisure/ community is supported.
The current consultation does not carry sufficient certainty for the plan to move forward to Regulation 19 stage without a further chance to comment. There are too many options set out in the consultation.
It seems unlikely that plenty more sites will come forward in a further Call for Sites and sites that are already being promoted and available should be allocated.

The Plan is in 2 parts which means that our clients might not find out whether their site forms part of the plan for many years. The distinction between Parts 1 and 2 is unclear. Existing draft plans - such as the Stratford Site Allocations appear to be left 'hanging' in a state where they are not completed.
The plan looking forward 25 years is supported but it is highly unlikely that any significant contribution will be forthcoming from a new settlement for a decade.
Site 518 is immediately available.

These require a rethink and the vision does not seem to give sufficient emphasis to economic growth. The over-arching principle should be concerned with supporting infrastructure ‘in the round’ and there should not be undue emphasis on transport as currently stands.
Leisure and community use of Site 518 meets the desire to create a healthy, safe and inclusive South Warwickshire. Elmhurst Farm is strategically located in close proximity to the conurbation, as well as to the motorway network, and is likely to attract tourists and visitors for the reasons stated, all of which will support the local job market.

Do you agree with the approach laid out in Draft Policy Direction 1 - Meeting South Warwickshire's Sustainable Development Requirements?

The primary purpose should be to meet the growth requirements expected of South Warwickshire in a sustainable way.
The plan appears to be fixated on strategic scale developments. These are important but a more balanced approach is necessary. There is also a strong ‘urban-focussed’ agenda but given the prevailing character of the districts, smaller scale developments, possibly linked together, could play an important role in this type of growth without the need for strategic improvements to infrastructure. This is the case with the potential allocation of Site 518 at Elmhurst Farm for leisure and community uses.

Site 518 is a partly developed site which would be classed as Grey Belt, with buildings and fishing lakes present. It has been attributed a favourable lower HELAA Part B score, which is encouraging for its allocation for leisure and community uses. The site has no constraints.
The site would support the development of guest accommodation and tourism in South Warwickshire, acknowledging the long-term economic benefits this would bring to the area. The site is well-located for such uses. The site is immediately available for development.

No, we fail to understand why some of the specific new settlement locations have been chosen and how disconnected they are from the Call for Sites exercises. We would also question the integrity of inviting further Call for Sites submissions where none were previously submitted. Were prospective new settlements to be identified then they should have drawn on the Call for Sites results.
