Thickthorn in Kenilworth is the obvious location to create employment land [in our view 25 acres minimum - to provide an average take up of say 2 acres pa] plus additional infrastructure and ancillary uses - residential on the area going towards Rugby Club would be the obvious addition. The A46 provides a natural boundary for this expansion.

Thickthorn provides the opportunity to create a high quality business park with a new access off the A46 Bypass island.

See the opportunity for hotel but would not support additional licenced premises/bars/restaurants outside of a hotel.

Retail and retail warehousing would not be supported nor would large distribution buildings over 2,500 sqm but limited Trade Counter uses would be acceptable. A detailed planning/development brief including infrastructure would be a prerequisite to any development.
Kenilworth Town Council under S106/CIL should be gifted a strip of legacy land at the end of any development zone to protect Green Belt beyond.

Kenilworth Town centre is undergoing a renaissance and it is vital for the sustainability of the town that this continues whilst recognising that as a retail centre it will not compete directly with Leamington. Key to its ongoing sustainability is the need to create more employment uses and opportunities in the town to support the existing retail / leisure and employment opportunities that currently exist. This will help stem outward migration for employment. Seeking a balance to this will require additional support infrastructure [healthcare, education, housing and leisure facilities] and upgraded services / highways will also be critical.

One of our town's great assets is Kenilworth Castle. Links between this and the town centre need to be improved and greater cohesive effort by organisations such as Shakespeare Country can help optimise this as a way to generate more business for the town.

Key is the ability to adapt to change over the plan period. KCOT would support the idea that the existing Common lane Industrial Estate could eventually be surrendered to residential use but this is strictly predicated on the basis that at least 25 acres of employment land have been exclusively allocated and under development at an alternate site in town such as Thickthorn.
