Representation ID: 33570

Respondent: Revelan Group

Support the recognition that new development should be focussed at Warwick and Leamington.
Support the acknowledgement that new development should be focussed within and adjoining the urban areas of Warwick, Leamington and Whitnash.
Support the objective of focussing new development to the south of the urban area, to prevent intrusions into the Green Belt. Development to the south will have excellent access to the motorway network without the need to travel through Warwick's historic town centre.

Do you agree that the Council has identified all reasonable options for the location of new employment land?
Representation ID: 33572

Object to the technical grounds for dismissing development on land to the east of Stratford Road, e.g. flooding, odour and landscape impact. There may be technical solutions to the flooding issue, no odour tests have been undertaken that demonstrate an obstacle to development, and will not have an adverse impact on Castle Park.
The site is suitable for employment as part of a mixed use development.
Do not believe a credible evidence base exists.

Do not believe the Council has sufficient information to allocate land for development at this stage. The evidence base is not robust enough to establish the most appropriate locations for growth.

Do you agree that the Council has identified all reasonable options for the location of new housing?

It is questionable whether all of the sites identified for residential development can be considered strategic in the context of PPS12.
We are confident that flooding and odour issues can be addressed on the land east of Stratford Road, Warwick. In addition, a solution can be secured to ensure there is no adverse impact on the registered park/garden. The site is outside of the Green Belt and is preferable to releasing Green Belt sites.
The Council should undertake a comparative site selection exercise based on a robust evidence base.

It is premature to allocate land for development until a comparative site assessment is undertaken based on a robust evidence base.
