-Concern over feasibility of integrated co-existence, due to local opposition
-No existing utilities on site such as sewerage/drainage
-Adverse visual impact on the rural landscape
-No convenient access or direct public transport to a GP surgery and additional residents would increase pressure on nearby facilities
