-The land is significant to the eco water system, liable to flooding and is home to a variety of wildlife
-Traffic volume on the A4177 is already an issue and is recognised as 1 of 10 hotspot roads for higher than average amount of accidents. 90 dwellings would worsen this.
-A4177 regularly floods due to insufficient drainage.
-Vehicles park up at the side of the road during school drop-off/pickup times to the bus stop adjacent the A4177 island causing an obstruction to traffic.
-Schools and local hospital are already at capacity. Doctor's surgery would be an issue.
