Development here will encourage more car journeys via the M40, aminly because Leamington station car park is full at 0800, and all the commuter trains to Birmingham are full too. Schools and roads are all full.

Land west of Europa Way Main objection that strategy hinges primarily on unquantifiable values which would do significant harm to Whitnash and Bishops Tachbrook. Whitnash has had massive development in Warwick Gates turning it into amorphous mass.Latest proposals threaten greater loss of identity, community. WDC has responsibility to to preserve green environment. Infrastructure already strained. Roads are choked at certain times of day More cars would be intolerable. Schools are at bursting point. Doctors and dentists already over-subscribed. No need for industrial units as employers are moving out not in. People will travel to work where their skills are needed .

Ill thought out. Too many new homes concentrated in one area. Roads infrastructure already stressed at peak times and council will not be able to alleviate or provide adequate infrastructure to go with the new development.

Traffic Congestion-already congested & overall impact on Warwick Town as a whole(concentration on Myton & Banbury Road)

Urban Sprawl.
NO impact studies - why ?
Travel along the Myton Road in School Term time this area cannot cope with any additional traffic - does WDC wish to see the Town grind to a halt?Traffic has to pass over the main River Crossing-Banbury Road - causes congestion in the town centre;if M40/A46 are blocked traffic makes its way along these routes!

Object for the following reasons:
Increased traffic, lack of infrstructure, access to Warwick hospital, increased pollution leading to loss of quality of life, enbough new housing built over last 15 years - who will live there? Need to use brownfield land first. Free homes by building halls of residence at University; ask villages if housing needed for first time buyers allowing them to stay in their own area. Land at Finham should be used to meet Warwick's housing requirement.

Not only detrimental to residents of Bishops Tachbrook, Whitnash and Warwick Gates, but also to residents of Warwick and Leamington Spa
Infrastructure:already inadequate
Water supply: poor pressure in Bishops Tachbrook after Warwick Gates built so Severn Trent had to build new pumping station.
Sewers: inadequate for village. Sewage flows into fardens onto Oakley Wood Road when torrential rain falls occur
Surface Drainage: flooding occurs on Oakley Wood Road where is crosses Tach Brook - more houses will increase problem along Tach Brook valley
Roads:
Congestion at peak times will worsen as will pollution. Traffic will increase through Bishops Tachbrook adding to speeding problems
Education: Not enough primary school places now. If more children have to travel to school, traffic will increase. Children at school outside area decreases social development of community.
Services: Police and doctors stretched now and will come under more pressure. Emergency vehicles will have to contend with congested bridges across rivers in Leamington and Warwick
Green Belt Land: In direct contradiction to Govt. policy to make Britain self sufficient in food production
Vision: Loss of village identity would contradict vision
Employment: Will be few jobs for new residents. Why build on green belt land for people to travel elsewhere to work?
Do not appear to have taken account of public opinion on options consultation when majority chose south of Coventry.
Additional housing could be located in villages, where needed.
Look for brown field sites

I totally object to this proposal! 1250 new houses will have a massive impact on the lives of people living in this area.There is already congestion on the roads around Europa Way.The traffic will be at a stand still if this development goes ahead.There is no more room for growth without a total overhaul of the infrastructure. The local schools are already oversubscribed.The quality of life here will be ruined.

No account taken of supporting infrastructure and provision of more offices, factories for employment. Further land and outlay will be required for schools, sports fields and other leisure facilities, shops, churches, car parking including park and ride site, not to mention utilities, sewage and flood prevention. What consulation has taken place with Severn Trent on feasibility?
No travel impact survey undertaken - likely increase in air pollution.
Serious impact on M40 junctions and town centres of Warwick and Leamington. Impact on bridges over and under canal and railway lines, tiime taken to get to hospital. Those living in towns will be trapped by gridlock, historic buildings damaged by traffic and air pollution.

Object specifically to Europa Way site.
No infrastructure plans for drainage, sewerage, roads, public transport, telecommunications, schools and hospitals. Roads gridlocked, especially at school times. Parking difficult near schools and parked cars make roads narrow. Excessive pollution.
No impact studies carried out on traffic, schools, drainage, sewerage, hospitals and employment. Schools are oversubscribed. Hospital has no capacity for expansion.
Flooding will occure when current drainage system unable to cope with increased housing and runoff no longer slowed by pasture and crops.
Why was this area not put into phase 3 to give time to address this?
Consultation period during school holidays when studies carried out would give false results.
Basis for homes is national population growth. Imposing massive growth where little expansion of employment results in commuting.
Recent closures:
The Royal Berni Inn, The Clarendon, The Regent and Manor House.
Regency Arcade emplty for two years.
AP, Ford, Kigass, Potterton: ex-employees working out of area.
Wish to see whole plan withdrawn in favour of other options incorporating requirements of Core Strategy document.
Europa Way site was designated 'area of restraint'. Developing land would mean joining Leamington, Warwick and Whitnash. Area rich agricultural land of habitats and wildlife and high quality food production - such as that core strategy seeks to protect for sport and recreation.
Suggest:
Look at infill sites in towns and regeneration areas - Queensway. Infrastructure already in place and could take large number of houses.
A number of areas around George Street and Tachbrook Road within south town would be ideal for starter homes but have been allocated for student housing.
Villages could expand with affordable housing to support amenities.
Towns want to remain separate as do villages and don't want to become part of Coventry.
Ideal site at Gaydon and around Warwick parkway station.

When Warwick Gates was built there were a number of promises made in respect of school places, playing fields and a community centre. We've lost our school places, Whitnash and Bishops Tachbrook seem to have been handed our playing fields and the community centre is run by a body not representative of Warwick Gates. We've been described as an amorphous mass, a ghetto, water thieves etc. Not nice - what is the council doing to improve this situation, ignoring it. We get no help whatsoever. These issues will be 4x greater with these new plans - review them with handsight.
