Modern shoebox houses do not have a place in a naturally beautiful place such as Warwickshire, particularly in an area with such cultural significance and heritage. I support smaller developments and self-build options. However, I do believe that mobile homes and modular homes should be accommodated within the definition.

Yes, however, time scale must be much quicker. Currently in Kenilworth development has been taking place for some 2 years and there are as yet no serviced plots available, we are told until circa 2027. There should be an ongoing supply available each year. There needs to be a strong marketing process to assess demand. The purpose of these Custom and Self Building Housing Plots is for bespoke, innovative homes. Therefore, the design code must rule out the ‘anywhere’ house types that are widely available, and gas should not be provided to encourage low carbon designs.

2 enables unscrupulous developers to sell-on a site for market housing after 12 months by demonstrating no demand for self build.
Suggest that a developer should prove there is the demand and commitment for a specific site/location prior to putting in a planning application and that any consent falls away after 12 months if no building work has commenced in that time
3 carries no mechanism for proof that the self build will be occupied by the “self builder” or stipulate a minimum period of time that it must be so occupied

The best way to deliver self and custom build homes to meet identified needs is to allocate specific sites designed to cater for such homes. Sites will be smaller by their nature, and therefore more responsive to market demand and more likely to be attractive to those wishing to develop their own homes. Larger sites can only efficiently be developed by the major housebuilders, and the inclusion of self and custom build within their developments can create health and safety and operational difficulties when homes in areas are being built by multiple developers to different timescales and standards.
