There is the potential for unscrupulous promoters to use a definition of self-build for their site as it is believed that there is a greater likelihood of gaining planning permission. Once permission is obtained, we believe the developer would have no qualms in reverting to open market housing. There must be safeguards on SB sites so that, should no-one wish to buy the plot for self build, the developer cannot just sell-on the plot for open market housing.

I agree with limited self build opportunities within settlements, but must be guaranteed that this isn't used as a loophole for developers to build small scale and swiftly sell on.
I would not agree with any building adjacent to/on the edge of settlements on greenbelt or Cotswold National landscape as this could further weaken the protection of the greenbelt and add to urban sprawl and the destruction of the natural environment.
I can't see why having plots distributed throughout a settlement would be disharmonious it could be a welcome touch of character to the uniform and unimaginative housing currently being built.

Godwin Developments acknowledge the requirement for custom and self-build housing plots. It is understood that both Warwick District and Stratford-on-Avon District Council have both published reports which highlight the demand and need for such sites.

The requirement of 5% on “large developments” of 100 dwellings or more is acknowledged. However, Godwin Developments would note caution if this approach is going to be apportioned to the Strategic Growth Locations. Within the specific context of Godwin Developments land interest at Aylesbury Road, whilst this site forms part of a larger SGL, it is contended that it can be developed independently for approximately 30-40 units. In this scenario, provision of custom build and self-build plots may not be suitable to this particular site.

We agree with the general approach for the provision custom and self-build housing plots in order help to diversify the housing market and increase consumer choice in accordance with NPPF Paragraph 63. However, a draft SWLP policy requirement for 5% of the developable area for large developments (100 or more dwellings) to be made available for the provision of self-build and custom-build homes, may lead to an over-supply of this housing tenure - far greater than the level of need identified on the Council’s Register for the past few years. Therefore, greater flexibility is required in the policy wording

Notwithstanding the above, the land east of Station Lane could be an ideal site, at least in part, for Custom and Self Building Housing. The allocation of land to the east of Station Road, Kingswood help would ensure that the Council is making adequate provision for Custom and Self Building Housing, as required.

If there is a pressing housing need then speed is of the essence and often self builds take far too long. The delay in construction effectively reduces available housing therefore the proportion for self builds as part of other developments should be reduced.
