Flood risk from all sources is mentioned and that flood risk assessment should be obtained, and a drainage strategy is needed. This is not necessarily part of outline planning permission and should be included before this is given and included at preapplication. . To add it after outline permission has been granted is too late.

This is a very important section and should form a part of any discussion or planning application. This requires outline planning applications to be more detailed than currently, where no design is given, the planting etc is not detailed. Outline planning applications should include detail on how a new development fits with other policies e.g. for 20-minute neighbourhood

This says that production of settlement specific design codes will be led by Neighbourhood Planning Groups – is this the Parish Council and if so what support will we be given to do this should it be necessary? And will Parish Councils have authority to ensure compliance? There is also a to review the conservation area in Wellesbourne and Walton

This is an important clause,. Despite numerous developments in Wellesbourne, this has never been done and we can cite decisions have been made not to include footways. Public transport is lacking in rural villages thus putting an emphasis on private cars. Without a focus on public transport this will not work. This relates to young people as well and access to post 16 education using a limited public transport system.

Whilst this is a way forward it fails to address rural needs'. This identifies car parks owned by SDC. What about villages that do not have these. What provision is made for them. Currently, on street provision has gone to urban centres but failed to be provided for rural centres where older properties do not have front gardens or garages where an EV point can be provided. A much wider provision is needed.
