To discourage births. By doing this, it will reduce the population. If the population reduces, the price of houses will fall and they will become more affordable. Discouraging births is much cheaper and more sustainable than building new houses.

Such housing sites should be supported outside village boundaries allowing residents to down-size, but stay in their local communities. This would have the added benefit of releasing otherwise locked housing onto the open market.

Form ID: 72370
Respondent: Mr John Greenshields

Reconsider if Affordable Housing policy is fit for purpose and build more houses. The Affordable Housing policy, within the context of wider planning policies, only results in the distorting cross-subsidising of housing and doesn’t actually address the housing affordability generally, nor help those who aren’t able to get their foot on the ladder. The policy also adds additional costs to planning applications, negotiating and where necessary providing viability assessments, as well as creating delays. The fundamental issue is that housing demand greatly exceeds supply and until this is addressed housing will remain less affordable than houses otherwise would be.

Firstly retain the existing supply by preventing Housing Associations selling off properties in villages. In Avon Dassett there is a long standing need for affordable housing and a Housing Association operated three properties in the village. When these became vacant they were sold and there was nothing to stop that as the housing need was not large enough (6 or more). Secondly, group the needs of smaller communities (the 20 minute model) to establish the combined need. Its easier to meet on a larger scale Use town centres and brownfield sites.

Older people often enjoy being close to families so Granny Flats and annexes (with incidental use) should be encouraged Often there are social and safety benefits of older people being together in specialist (retirement) type accommodation. These developments should be encouraged when close to transport, shopping and healthcare facilities

Focus on rental accommodation properties and not shared ownership or shared equity and ensure the open market homes include the right mix of houses - ie both 1, 2 and 3 bedroom properties not just 4 and 5 bedroom homes in order to attract younger home owners to the villages and towns in South Warwickshire.

Allow use of unused space above retail units for affordable housing for single people. Any property or piece of brown land that is left unused/undeveloped for 12 months should become the councils to develop to provide suitable affordable housing - kept under Council control so as to benefit both the look and profitable of these properties

By the government & councils building affordable to buy or rent homes. If it is left to private companies then only the profit margin is important. Housing needs are also evolving and this needs to be addressed in the designs, with more people working from home more space is required for dedicated office type space within house holds and ways to subsidise green energy implementation for those house's where they are a primary work location to reduce energy costs. Primarily family homes that are fit for purpose in the 21st century with affordable costs. Then a more diverse range of flats, bungalow's & smaller houses for people with different needs.

Better access to primary healthcare and increased numbers of community nurses and healthcare professionals to provide home visits for house bound older people.

You can't really supply affordable housing unless you really look at the area as a whole e.g. build in areas that already have the transport and infrastructure to support additional housing. Don't build in areas that are in the middle of the countryside because it cannot cater to need.
