I appreciate the intent of Draft Policy Direction-45 to protect Areas of Restraint but have concerns about sites such as B1 - Land at Hatton /Site 160's development, which I believe may be an example of the above area. This site is crucial for maintaining the area's character and biodiversity. Instead of development, I suggest compensating landowners through conservation incentives or sustainable land use practices. These alternatives align with the policy's objectives and enhance community well-being. By exploring these creative solutions, we can balance development needs with preserving our cherished landscapes. Thank you.

:"People need to have 'access to a network of high quality open spaces' which 'reflect current and future needs and support communities health, social and cultural wellbeing'. Proposed development Gaydon23/01054/OUT will be totally at odds with this very necessary restraint on air/noise polluting, environmentally-negative (esp. flooding) that this development will bring. Up to 55 lorry movements per hour (developer's figure) will affect an area already polluted. The position , on elevated agricultural land, will project noise, air and the real threat of flooding (n.b.2007) from run-off (concretised area), sewage overload because of the sealing of existing , absorbent ground.

This policy should prevent your very own SG23, as an example. If SG23 achieved its full intent it would ruin the landscape and character of a most important and historical town. The council has a duty of care to show that areas can be retained to keep its charm, characteristics and history intact especially when other areas more suited to location and connectivity to major transport routes. I will be intrigued if you apply this restraint policy to such an example.

Given the historic nature and tourist potential of many places in both Stratford and Warwick districts, having areas of restraint would seem like a good idea. I wouldn't want to see Anne Hathway's cottage have McDonalds open next door to it, or Warwick Castle get a modern office block tacked on next door.

Wilmcote / Pathlow / Bearley should be considered as areas of restraint. They are unsuitable for building due to the agricultural designation, conservation area in Wilmcote, grade 1 listed building Mary Arden’s farm and also important evidence starting from the Bronze Age and mentioned specifically in the Domesday Book. There is also me requirement for anything also mentioned such as educational leisure or recreational development, the natural landscape provides this already.
