Do you have any comments on a specific site proposal or the HELAA results?
Representation ID: 100775
Received: 07/03/2025
Respondent: Vistry Strategic Land - Wellesbourne
The HELAA constraint score of 38.5 for the site Ref ID 134 is inaccurately and unfairly derived from a flawed assessment and the total score should be lower, indicating a more favourable site.

Representation ID: 100853
Received: 07/03/2025

We do not support the use of the term “small scale”. The SWLP Part 1 should support “proportionate” development within and adjacent to existing settlements.

Representation ID: 100869
Received: 07/03/2025

There is no detail in the draft policy on the density levels that will be sought in any particular area or location. Density levels should be realistic and should consider net to gross ratios.

Do you agree with the approach laid out in Draft Policy- B- Providing Custom and Self Building Housing Plots?
Representation ID: 100886
Received: 07/03/2025
Respondent: Vistry Strategic Land - Wellesbourne
We do not support the proposal that 5% of all plots on large housing sites are made available for custom and self-build homes. There is no evidence to suggest that there is this level of demand for self and custom-build plots in such large clusters or that that they will be deliverable.

Whilst there is an identified need for further GTAA pitches there are a number of issues associated with requiring sites of 500 dwellings or more to provide gypsy and traveller sites.

The Part A policy requirement needs to be viability tested in order to see if it is achievable. Sufficient grid capacity for battery storage will be required, which may not be available in all locations
