However I object to any "large-scale development such as a new settlement". Any development must be limited.

Brown field site where once green field sites! Debates and discussion about had why these sites should be used for economic growth of the area. Subsequently over time that economic growth never happened or was superseded by other social factors. These sites should be consider as the primary location to be repurposed for development no matter the argument against. Chasing around, consuming greenbelt for economic growth is mans greatest folly.

Brownfield land should be considered first for possible housing and other needs and any part it can play in reducing the loss of open or green space is vitally important.

Crynodeb o'r Gynrychiolaeth:

It is of paramount importance to use all available brownfield sites and other underused or derelict that buildings for development before any greenfield sites such as Wilmcote are considered. There should be compulsary purchase of these brownfield sites/ decaying buildings to improve the local environment as well as providing the extra homes required.

Yes, maximise the potential of the brownfield sites. The plan should focus on building affordable housing in the cities and towns where the housing is needed and infrastructure exists, rather than building on the peripheries of our towns and villages, where the infrastructure is weakest.

Crynodeb o'r Gynrychiolaeth:

Assessing the suitability for use of brownfield land for development is useful, hopefully similar assessments of Greenfield land use similar criterion.
It seems to be a bit strange to consider using brownfield land for agriculture as it would be very expensive to return it to a suitable state.

Crynodeb o'r Gynrychiolaeth:

This local plan needs to strongly promote use of urban brownfield land, because it preserves green field land for agricultural and leisure purposes, as well as adhering to 20 minute neighbourhood principles as brownfields are almost always close to local amenities.
Brown field sites often contain infrastructure and are close to amenities. We need to maximise the potential of the brownfield sites. There must be a commitment to focusing on building affordable housing in the cities and towns where the housing is needed and infrastructure exists, rather than building on the peripheries of our towns, where the infrastructure is weakest.

Crynodeb o'r Gynrychiolaeth:

Support looking at urban sites. Be prepared to change the use of sites; build houses or flats in unused offices and retail premises. The old high street is never coming back; moving people in to live in this type of urban site could be very good for creating a new type of community there.

Crynodeb o'r Gynrychiolaeth:

1. By prioritizing brownfield land for development is a positive step toward reducing pressure on greenfield sites and making efficient use of previously developed land.
2. Ensuring that brownfield sites outside urban areas are assessed for their sustainability aligns with the need for well-planned growth that supports infrastructure, services, and accessibility.
3. Plan proposals must be supported by robust infrastructure planning and service provision to avoid creating isolated or car-dependent communities.

Crynodeb o'r Gynrychiolaeth:

Certainly in an urban context. But in rural areas using brownfield land for housing sometimes leads to incongruous and detrimental housing development, sporadic and isolated from facilities or services. Land that had been neglected or wilfully allowed to become derelict should not automatically be considered for development.
