Godwin Development acknowledge the suggested approach in Draft Policy Direction 9 however it is imperative that the plan takes a holistic approach and should not rule utilising other sources of land which are considered to be in sustainable locations.
In this regard, it is noted that the capacity to utilise brownfield land across both districts is limited and therefore other sources of land will be utilised.

The re-use of previously developed sites should be the top priority. Utilising any Brownfield Land for development will help minimise the loss of green / agricultural land elsewhere, even if the Brownfield areas may be less sustainable than those in greenfield sites.

It is clear from Figure 5 of the consultation document that the Jaguar Land Rover site at Fen End falls within Spatial Priority Area 1 within adjoining land at the former Airfield defined as Spatial Priority 2. In this context, the ‘sifting out’ of the opportunities at Holly Farm Business Park that fall within the confines on the former airfield at RAF Honiley is not justified. The decision should be reversed.

I would like to see empty / derelict / unprofitable pubs and shops be reused as housing in Warwick Town Centre, rather than digging up yet more green fields for new housing. It would rejuvenate the town and reduce the need for cars. It should be much easier to change the use of a commercial property to residential to reflect changing consumer demand. We need houses, not so many physical shops.

This local plan needs to very strongly promote use of urban brownfield land, because it preserves green field land for agricultural and leisure purposes, as well as adhering to 20 minute neighbourhood principles as brownfields are almost always close to local amenities.

New Settlement A1, including site 758, demonstrates the acknowledgement of the brownfield status of the site and the sustainability of its location, including the use of the site as part of a larger scale development. Our client supports this policy.
