Traffic along Lionheart Avenue, Europa Way and Oakley Wood Road is already at capacity and will only increase as the number of students at Oakley School increases. Building in this location will also hem in the proposed country park, destroy already limited wildlife habitats and is against the agreement of the residents of Bishops Tachbrook village.

We do have an interest as we own land at Lowhill, south of Oakley Wood Road.
Our land is less than 400 metres from St. Chad's Church which used to be the Centre of the Parish of Bishops Tachbrook.
I would like to question why Village development is allowed to the North and West, towards Warwick and Leamington, but not towards the South and East.
I have previously suggested more Retirement Homes within the Village.
Bishops Tachbrook will no longer be a Village in the Parish of St .Chad's it will become a suburb of Warwick and Leamington.

This development is unsustainable - there has already been significant development in this area in recent years. The road network cannot cope and the public services cannot cope. SG10 is land that is opposite the Bishop Tachbrook Country Park which will significantly limit the environmental and social benefits of the Country Park. It will also significantly affect a Grade II listed building and see land than has been farmed since the Doomsday Book being developed on. It would be far better for the Country Park to be extended onto the other side of the Brook.

Leamington and the surrounding areas simply don't have the road infrastructure to cope with additional housing so close to the town centre. A significant amount of housing has already been added in the south of Leamington/Warwick which has caused a significant increase in congestion in getting in/out/around the the local area during peak hours/weekends. Given the location of the M40, getting in/out of south Leamington is already quite challenging at those time as well, without adding more traffic. New housing would be better suited in new the new settlement format where it won't add to the already overloaded infrastructure.

Oakley Wood Road should be the eastern boundary of this proposed site. This provides a clear edge to the development that reflects the use of the farm land, enabling a cohesive community development that is not split by a busy road.
Significant contribution should be made to the extension of the Tach Brook Country park, respecting the BTNDP. The TBCP extension to include Windmill Hill and all land on southern bank of the brook up to established east / west public footpath.

This proposal represents urban sprawl over a vast area making Bishops Tatchbrook a suburb within a huge area of low density development on open farmland around much of Warwick and Leamington. There is also no rail connection here encouraging much growth in road transport and resultant congestion.

- Development/Housing will destroy the historic nature of this area. The largest white area contained within SG10 includes privately owned woodland, fields and 3 historic houses several hundred years old. One house is listed and is the only surviving Tithe Barn in Warwickshire
-North of SG10 is the new Country Park, building on SG10 will then mean the Country Park will then surrounded on ALL sides by development/housing thereby removing any countryside views for park visitors
-SG10 has been farmed since the Domesday book (1086) and includes 1000 year-old public footpath
-Badgers set on north boundary of SG10

Although SG10 benefits from being close to the main road network it is already a nightmare to travel into Leamington this way. This has only become more difficult with the ongoing new build locations on the south of Leam. Its a no go driving area at peak times.

The Planning Inspectorate dismissed an appeal to build on land south of Mallory Road, Bishop's Tachbrook in 2014, stating there would be serious harm to the character and appearance of the village, and it would undermine much work of the PC/Neighbourhood Plan Group. The identity of Bishop's Tachbrook as a compact rural settlement would be eroded. Subsequent to the Planning Inspector's Decision, considerable building development has taken place in accordance with the parish local plan. There should be no attempt to contradict the Planning Inspector's decision concerning this land.

It is already difficult to pull out of the B4087 onto the B4100 & similarly the volume of traffic using the B4087 into Wellesbourne at peak periods often sees traffic queuing beyond the village boundary - this will further add to the congestion.
