Better to increase current development in the South of Leamington/Warwick towards the motorways. Not Green Belt, close to transport links, combined infrastructure with recent developments in that area. South of river in and so residents do not need to cross bottle neck bridges to visit commercial, industrial and retail.

Bishops Tachbrook is a community village and has currently undergone change adding more properties. The infrastructure can't cope now let alone with any more additions to the community. There are currently enough new developments around us so more would make it intolerable. These proposals, along with what is already developed, would make this nice rural village turn into a small town. There is enough traffic around the area no especially following recent developments. Any more developments in this area needs to be avoided.

Leamington has already exploded in the past five years. The roads are jammed, the services are overstretched and the vast housing developements and population explosion is changimg the character of the area and making it unpleasant. Infrastructure cannot cope with all the new 29,000 homes being concentrated in a few massive developments in the area particularly south Leamington and Whitnash which is gridlocked. These houses need to be fully dispersed across the whole of warwickshire with every town and village taking a handful of them. This woudl be a fairer, more sustainable appproach as the infratrusture wil alsways play catch-up.

Opportunity to create a sustainable neighbourhood with all the facilities needed for residents . Maximise walking and cycling links to the retail site and train station. Quantum of s106 generated from the large developments alongside each other with fund amenities . Infrastructure around sg09 -sg11 has already been upgraded therefore it already has capacity for new developments to feed into .

Although I would accept the inclusion of this site as it is already in close proximity to current infrastucture and labour force, the impact on the views from Chesterton windmill would be detrimental and it maybe in an issue with the heritage issues of the Fosse Way.

This would subsume the village of Bishops Tachbrook into the southern Leamington conurbation severely impacting its character as a village community. This area is already over developed and the road infrastructure (Europa Way and Tachbrook Road) are extremely congested at peak times. There is already insufficient infrastructure in this area in terms of road capacity, schools, doctors, sewerage system, hospitals etc. Development of this site would exacerbate all these problems.

This would severely impact the character of Bishops Tachbrook as a village community, turning it into a 'suburb' of the southern Leamington conurbation. The area is already over developed and the road infrastructure (Europa Way and Tachbrook Road) is badly congested at peak times. The services infrastructure in this area is already struggling to cope in terms of road capacity, schools, doctors, hospital, sewerage system, etc. and these problems will not be solved by further intensive development at this site.

The village has seen thousands of new homes built recently in the parish, numbers which far exceed those in the adopted Local Plan. Bishop’s Tachbrook is vastly overdeveloped already and the proposal does not align with the policies and objectives outlined with the local authority’s development plan. The two exits out of Bishop’s Tachbrook onto Banbury Road are overwhelmed. There have been a number of traffic accidents as it's virtually impossible to pull out safely at peak times. More traffic from the properties would worsen this situation. The infrastructure is just not there to support this volume of additional housing.

This Growth Option is consistent with the identification of Bishops Tachbrook as a Growth Village suitable for new housing in the Warwick District Local Plan (2017) and the AC Lloyd sites provide a logical sustainable expansion to the north and west of the village.
