There is too much focus on J12 of the M40 in the SWLP. The Feldon area is characterised by the Warwickshire Landscapes Project as “an agricultural region largely unaffected by urban and industrial development. This is its special feature.” Development is not in keeping with the size of existing village communities. Development here will not minimise travel as there is no rail service, sparse bus service, no cycle paths, and distances too great to walk. Development will affect access to country lanes for heathy exercise given JLR to the north, MOD Kineton to the south, the M40 to the east.

Leamington has already exploded in the past five years. The roads are jammed, the services are overstretched and the vast housing developements and population explosion is changimg the character of the area and making it unpleasant. Infrastructure cannot cope with all the new 29,000 homes being concentrated in a few massive developments in the area particularly south Leamington and Whitnash which is gridlocked. These houses need to be fully dispersed across the whole of warwickshire with every town and village taking a handful of them. This woudl be a fairer, more sustainable appproach as the infratrusture wil alsways play catch-up.

The current developments in the SG13 and SG14 have not had the local infrastructure and healthcare amenities that were promised to be sustainable and that have negatively impacted care provided to existing residents of the Southam area.
Any new growth must provide sustainable facilities for the new and existing population.
Facilities must be up and running before any new population takes up residence in new areas to prevent over-burdening of already stretched existing healthcare infrastructure.

This site has a number of benefits including: lots of job opportunities nearby (JLR etc); allow for a new commuting area (linking with HS2); provides opportunity to reduce traffic and emissions though new public transport links (new train station given proximity to Chiltern line); takes traffic congestion away from Stratford; and less impact on greenbelt land environment.

Having worked nearby this area it provides great links to the local road connections including the motorway and is a great commuter area for those looking to utilise local train networks. This will be enhanced further on completion of HS2 providing a viable commuter link to London.

SG13 includes a pending planning app area 23/01054/OUT. This will adversely affect 3 animal care businesses located next to potential land development. Noise. light and odour pollution will have an immense impact. Tranquillity is required for the nature of these businesses as licensed by SDC.
HEATH AND WELLBEING. sleep deprivation. 24/7 operation and constant HGV traffic - a healthy environment to live in.
FLOOD RISK.
LOSS OF AMENITY and OVERBEARING. Gaydon Village will become and industrial town.
WHITE REPORT. An independent report requested by SDC states this area is NOT SUITABLE for housing or commercial development.

Being so close to the M40 this area has the necessary road connections already in place and there are plenty of job opportunities within the area. New housing here would ease the congestion presently affecting Stratford upon Avon and have less impact on the environment. There has already been too much urban development along the Birmingham Road resulting in loss of productive farmland and increased road chaos.

Including F3, G1 and SG14 this area adjacent to Gaydon has enormous potential benefiting from a direct motorway junction to the M40 and close proximity to the Chiltern Line to the East. It is well placed in relation to Leamington, Birmingham Airport and, indeed, London. It already employs high quality skilled workforce mainly based on technology or the automotive industry which could easily be encouraged and expanded as a new town with all the associated facilities and housing providing potential for a quality lifestyle and employment with excellent connectivity.
