Crynodeb o'r Gynrychiolaeth:

The area is predominantly rural, with poor access to existing Road Networks, Transportation hubs, Healthcare facilities and Education establishments. A development of this scale would overwhelm the local road networks and requires significant investment in all areas of basic services such as Water, Sewage & Power (no gas supply!) There are insufficient primary and secondary schools to serve the population, let alone with a significantly increased population, there is insufficient Healthcare provision both for basic GP services and hospitals - The nearest hospitals have insufficient capacity already. Emergency services such as Police, Fire and Ambulances are many miles away.

Crynodeb o'r Gynrychiolaeth:

The sites within the cluster perform very badly on the objective scoring system and should be eliminated. In detail, my reasons are primarily that it is not in conformance with Strategic Objectives of the SWLP (S01, S04, S05, S06, S011 and S012) with which I broadly agree. I reference those objectives.

Large area which would meet a significant proportion of required housing needs. In support due to this being non green belt land. new infrastructure and amenities could be incorporated into the site to increase sustainability ,given the size of the plot available.

Crynodeb o'r Gynrychiolaeth:

This area has good road connections from the M40, etc, and there is potential for a new Chiltern line station nearby according to plans. Good employment opportunities nearby from JLR and associated industries and these developments can be derived from strategic opportunities in the area and not just land availability.
These areas could deliver the required housing numbers without using greenbelt land. There would be less chance of urban sprawl from existing settlements. It would also take the congestion pressure away from Stratford town area.

Crynodeb o'r Gynrychiolaeth:

The area is saturated with development with no consideration to local wildlife. There are rare newts and bats. Additionally there are concerns with flooding and a lack of infrastructure to accommodate additional housing. There would be significant harm to listed properties and the character of the landscape. It is clear that it would be over development of the area.

Crynodeb o'r Gynrychiolaeth:

Development should prioritise brownfield sites over Green Belt land. Urban and previously developed areas already have infrastructure in place, reducing pressure on roads, schools, and healthcare. These sites are closer to transport links and jobs, making them more sustainable. This site is particularly attractive due to its proximity to significant housing and industrial development, concentrating construction in a single area and minimising the impact on other locations. With 838 Ha available, it offers substantial capacity for growth. Using brownfield land prevents environmental damage, protects biodiversity, and preserves historic landscapes while ensuring responsible, sustainable development without harming the countryside.

Crynodeb o'r Gynrychiolaeth:

The alternative sites provide superior infrastructure and better long-term sustainability. These areas offer strong employment prospects, well-established road networks, and the potential for a new Chiltern Line railway station, improving commuter accessibility. HS2’s links to key employment hubs make these locations more suitable for housing expansion without increasing congestion in Stratford. Unlike Green Belt land, these sites support growth with minimal environmental impact while avoiding urban sprawl that overwhelms local services. New communities should be driven by strategic opportunity rather than just land availability, ensuring housing developments enhance infrastructure rather than overburdening existing settlements.

Crynodeb o'r Gynrychiolaeth:

New development must prioritise previously developed sites rather than destroy the Green Belt. Urban and repurposed land already has infrastructure in place, reducing pressure on roads, schools, and healthcare. This location is particularly suitable due to its proximity to housing and industrial areas, ensuring that construction is focused in a single area rather than spreading into untouched landscapes. With 838Ha available, it provides ample space for new housing without causing further environmental destruction. Using non-Green Belt land protects biodiversity, preserves historic landscapes, and ensures responsible development without harming the countryside.

Ymatebydd: Ms Aimee Carter

Crynodeb o'r Gynrychiolaeth:

New housing should be developed on land that has already been built on, not on protected Green Belt land. Urban areas and brownfield sites already have the infrastructure to support new developments, reducing the pressure on roads, schools, and healthcare.
Building in non-Green Belt areas also means:
• Less environmental damage and better protection for wildlife.
• More sustainable transport options, reducing long commutes and carbon emissions.
• Preventing towns and villages from merging and losing their unique identities.
• Reducing flood risks caused by overdevelopment.
Destroying the Green Belt isn’t the answer—there are much better options available.

Crynodeb o'r Gynrychiolaeth:

SG13 is inappropriate development
• Planned quantity of housing is not needed here, and constitutes a massive development in rural location
• Not adjacent to employment requiring travel for work contrary to local and national Net Zero Policies, increasing pressure on local roads
• Workers living closer to jobs raise output by 8%; location is contrary to national growth objectives.
• No facilities available locally
• Existing services (health, education, waste etc.) will be overwhelmed
Location is open countryside so productive farmland will be lost impacting national food security, biodiversity reduced and detracts from enjoyment of local landscape

Crynodeb o'r Gynrychiolaeth:

Due to JLR Gaydon, SG13 is a more appropriate place for some housing. Please build at 160 dwellings per hectare, sparing as much as possible of the 838.15 for farmland and future generations. Do not build luxury houses. Low rise flats and maisonettes can look like houses. Please build them into rural villages.

Hamlet Way CV370AL has 140 dwellings in 0.86ha: this density could achieve 8000 dwellings in 50 hectares including roads and open spaces. This suits 20-40 year olds in their early career, who often dont want a whole house and garden to look after- and can't afford that!

Crynodeb o'r Gynrychiolaeth:

In line with the spatial growth strategy in Chapter 4, STC supports SG13 and SG14 as suitable locations for strategic greenfield development alongside expanding larger towns. With strong transport links and nearby employment, growth must be infrastructure-led, ensuring sustainable communities with schools, healthcare, community facilities, shops, parks, and transport links.

Major car industry employers, close to M40 junction and NON GREEN BELT. Ideal for new housing area. Will discourage existing commuter traffic from other moa re northern SWLP areas. If considered alongside SG14 the two areas would be well suited to provide one large site. Larger sites are more able to be devloped to provide better facilities for residents.

JLR agree with the inclusion of land south and west of JLR Gaydon being within a strategic growth location at Gaydon Lighthorne Heath. This area is already home to major employers and planned for 3,000 homes and community infrastructure and services within the lifetime of the Plan. It is a sustainable location for growth and within the Priority Area.

Crynodeb o'r Gynrychiolaeth:

Development on non-green belt land should be prioritised over development on green belt. Total housing needs can be met without developing on green belt so morally not right to remove green belt without exceptional cause.
These areas are better supported with existing infrastructure and transport network without requiring major investment on more remote, less connected areas.
The opportunity in terms of yield is higher in these areas so there is a duty to fulfil the housing needs in the most responsible way considering this and the green belt obligations.

Crynodeb o'r Gynrychiolaeth:

SG13 is a more suitable site for development because it is outside the Green Belt, meaning its inclusion will not contribute to the loss of protected countryside and habitats and make South Warwickshire worse for everybody.
