This area would appear to be suitable for the development of a new settlement of sizeable proportions. It has transport links to such centres for employment as Banbury, Leamington/Warwick, and Daventry and beyond, and nearer to hand to commercial activity at Gaydon.
More generally on the subject of development, I support the construction of new settlements of moderate size and sympathetic design. These must be properly supported by services that are integrated into housing schemes by developers at the time of construction. They will provide new much-needed housing stock without over-burdening existing developments.

Agree this is a less suitable option. The site is very rural, with no infrastructure other than A423. The site is within 0.75km of the River Itchen SSSI. It also contains two brooks, 3.6ha woodland and considerable amounts of high connectivity grassland habitats, as well as Watergall Fox Covert potential LWS, Grange Farm pLWS and Hill Farm Brook and Meadow pLWS.

The site is in open countryside and would have negative impacts on the wildlife, fauna and flora, which is already under pressure by local development. There would be a significant loss of habitat. The Local Nature Recovery Plan needs to be considered, otherwise what is the point in having such a document. It would be another loss of farm land and we need agricultural land for food production.

This development site will likely require treatment at Itchen Bank (STW) Treatment Works, this Wastewater Treatment Works has medium capacity and very high environmental constraints. There are network constraints as the distance to the nearest available WWTW with available capacity is 2km, therefore significant infrastructure upgrades are required and there are significant costs associated with this. Overall this development site is considered a medium/high risk location, there is some capacity however in order to accommodate growth, infrastructure upgrades will be required and we would need to work closely to understand build timelines, in order to plan accordingly.

I object to this development. A settlement in this location makes absolutely no logical sense. Proximity to the railway is not a benefit as there is and will be no station. The topography and gradient is not suitable for development, it floods annually and the agricultural and biodiversity value of this area are huge. The land is raised and visible in all directions causing considerable the impact to the rural character and beauty of the area which goes against the National Planning Policy Framework. It is lazy planning to propose a development here and a visit would make that clear.

F3 Land northeast of Knightcote: new settlement proposals in the Felden area east and southeast of Leamington are in open countryside, would use valuable farmland (some BMV), are not near any large towns, and are not sustainable development. Proximity to the Banbury-Leamington (London-Birmingham) main line do not make such locations sustainable. No new stations are likely to be agreed; the line's capacity is used by fast passenger trains and intermodal and other freight trains.
The land is overlooked from the Burton Dassett Hills (Country Park). A windfarm was refused permission on this location some 12 years ago.

Proposed site F3 is not aligned with Strategic Objectives. Existing road and rail infrastructure cannot support the new housing. M40J12 and access road (Knightcote Bottoms) to M40J12 would not cope with the traffic increase. The views to/from the Burton Dassett Country Park, a 'Special Landscape Area', would be seriously damaged. Knightcote would not be a peaceful, remote village, which would have detrimental effect on the well-being/health of existing residents, as would the increase in traffic. Site is prone to flooding. This could not be mitigated, and therefore flooding events will increase. The new housing would destroy local habitats and wildlife.

As I do understand the need for new housing to be built, having reviewed the Preferred Options Consultation Interactive Map, I personally believe due to the better road conditions, less flooding possibilities and proximity to industrial/employments hubs the following areas would be a better fit: F2 and F3.

Summary: Flooding is already a problem.
The area is greenbelt farming land.
Areas presently have narrow, B, C, D class roads and no public transport. Small villages and hamlets would suffer from excess traffic if development proceeded.
Infrastructure already stretched - local Fenny Compton Primary School, doctors surgery over subscribed. No local fire or police. One small shop in Fenny Compton.
A large scale upgrade of all public facilities would be required before any further development.

I am writing to express my strong opposition to the proposed new settlements, particularly F2 and F3 which are close to Ladbroke, where I live. The area is prone to flooding, as evidenced by the conditions around Depper's Bridge and Ladbroke Hall, yet your plans ignore these serious issues. The increase in housing will exacerbate flooding and road hazards. Additionally, the destruction of wildlife habitats and the anticipated traffic congestion will negatively impact our community's quality of life. People choose to live in this area for its tranquillity, and your plans threaten to disrupt that significantly.

I am providing local area information on the proposed F2 and F3 sites, highlighting their unsuitability for development. Flood risk is significant due to a constant spring and frequent flooding from the river Itchen. Water supply and pressure issues exist, along with limited gas access. The nearby Ascote Farm generates pollution and noise, impacting both sites. The areas are vital habitats for various species, including deer and grass snakes. Local services are already overburdened, and traffic congestion is a concern, particularly at Deppers Bridge and surrounding narrow roads.

I object to the planning proposal for sites F2 and F3 near my village of Ladbroke. The F2 site is unsuitable for such a large number of houses due to inadequate local services, already limited nursery and school places, and an overloaded road system during peak hours. New housing in neighbouring villages is not in demand. We are losing valuable green belt land. We moved here to escape new builds and associated issues. Our public transport and services are lacking, and sites closer to Leamington would be more appropriate for accommodating new residents.

I am a long-term resident of Ladbroke since 2001 and strongly object to the proposed planning of new settlements in our village. My concerns include the disruptive impact of HS2 construction, the destruction of our countryside and green belt, and the negative effects on local wildlife habitats. Additionally, I worry about increased flooding due to more concrete and the immense stress already caused by HS2, which is affecting our mental health. I urge you to consider these points and preserve the beauty of Warwickshire. Once lost, it cannot be recovered.

The following comments focus on F2 but are generally equally relevant to F3.
The transport ratings should be reconsidered, with Amber ratings upgraded to Red due to inadequate road access for the proposed housing and employment traffic. The traffic increase will negatively impact cycling routes and protect Ladbroke Village requires confirmation of new road access from the A423. Additionally, the rail rating should be Red without Chiltern Railways' support. Flooding risks in F2 and F3 have not been adequately assessed, raising concerns about their viability for development in the SWLP.

Whilst I appreciate that there is a demand for housing, there must be more suitable sites that the areas surrounding small villages and the Dassett Hills. I refer in particular to G1 and F3 covering the areas near the small villages of Knightcote and Fenny Compton. The plans do not appear to take into account the long term impact on our communities, infrastructure and the surrounding countryside. Building so many houses in a concentrated area will destroy the areas natural beauty and put pressure on roads, schools and hospitals. I hope the council see sense and do not progress plans.

I strongly object to the proposals for developing areas G1 and F3 in Knightcote and Fenny Compton. The long-term effects on our communities, infrastructure, and surrounding countryside will be detrimental. Concentrated housing will damage the area, strain traffic, schools, and hospitals. The Dassett Hills enjoy a stunning vista across historic open countryside. Hundreds of houses will destroy this historic landmark and surrounding views. Additionally, major road upgrades will be necessary in an area already prone to flooding. There must be alternative locations for addressing the housing shortage that won't harm the countryside.

F2/ F3 objections .
My primary objection is that building on the proposed F2 and F3 site will increase the traffic through Ladbroke dramatically . Traffic will use the narrow lanes around Ladbroke to get to the Banbury road. There are some very tight turns and a 20 MPH turn in Ladbroke that we currently have issues with speeding. The southern link out of the village will become very busy as this is on to a very fast part of the Banbury road. On the Northern link , this is currently a dangerous exit as vehicle speed along the Banbury road and there have been some accidents at this poorly lit junction. Paved Footpaths are narrow and there are vehicles constantly parked either side on the footpaths which cause their own issues to pedestrians. Farm Traffic also uses these roads and we have seen the Mega tractors block the road with both tractors and other vehicles going on to the verge to avoid each other. There are also public rights of way which are accessible but can be difficult dodging traffic as there is no footpath to get to them safely. Banbury road is already a racetrack for motor bikes on a Sunday in the summer.
The disruption and heavy vehicles use during the construction period, it would not be acceptable to use the roads around Ladbroke.
Vibration to the village of Ladbroke by extra heavy haulage would cause damage to some very old properties, including the 11th Century Church. The road are not strong enough to withstand the increased traffic this would bring. We moved to this village to escape the traffic and pollution and have a quiet weekend on return from Work.
Following the unnecessary destruction caused by the HS2 planning where the wildlife habitats was destroyed without consideration on how long it would take to recover, assurances would need to be forthcoming to secure only the areas required for the work and no extra destruction.
There are no services in Ladbroke or Deppers Bridge, the nearest ones would be Southam or Bishops, currently the service they provide is sufficient for the area. The proposed F2/F3 development would swamp this and cause issues for the current population of the area. There are also no shops or other facilities. The water and sewage facilities in the area are currently over stretched and will fail if loaded any more.

Proposed new town site F3 is in an area whose rural ambiance and attractiveness in the Burton Dassett hills should be retained, notwithstanding the presence of the landfill site at Ufton and the local polo grounds. There have been reported issues with connecting all new development in this area to the National Grid
