I think new settlements are more suitable for development as they allow for a comprehensive approach to integrated infrastructure development. It would be a great example to lthe rest of the country leading with this approach as a key focus of the strategic plan. It offers opportunities for economic growth and expansion in a more sustainable way. It also impacts less on green belt areas. This would take transport and congestion pressure off Stratford, but has even better potential for transport with M40, HS2 links and beyond.

- no railway station
- very limited bus service
- no infrastructure
- GP surgery cannot cope now, 5 weeks to see your dr
- no shops
- narrow county roads, verges all worn away, massive potholes
- no schools
- visual impact will be horrendous for the Burton Dassett nation Park which is only a mile away from this site
- roads already flood which would be exacerbated by further development in the area

The road infrastructure just doesn’t comprehend the impact it will have on Bishops Itchington, Fenny Compton along with the JLR daily traffic congestion. The environmental damage will be huge on this biodiverse area.

New settlements offer a smarter approach to sustainable growth. They provide job opportunities while allowing infrastructure and services to be carefully planned. With strong road connections, they ensure accessibility without adding pressure to nearby towns. By focusing development in one area, they help ease congestion in Stratford and improve traffic flow. Additionally, new settlements protect green belt land by preventing scattered development. Unlike urban sprawl, which overwhelms infrastructure, planned communities promote balanced growth, safeguarding the environment and local resources while efficiently meeting housing demands.

Access to both the A423 and M40 at junction 12 is appealing for this site, along with close proximity to Southam for community resources such as leisure, retail and healthcare services (GPs). A new railway station could be developed for Bishops Itchington to serve the current and proposed new communities.

This is a green field site. It has rare newts, owls and bats. Also rare orchids. This area is also subject to flooding. There are no local facilities (shops, community centres, schools, medical facilities) suitably available to support the development. It would be an eyesore on the arable landscape.

I think new settlements make sense as long as they dont merge into existing towns. this location seems appropriate to meet the needs of the area without just expanding leamington/stratford/warwick which are already struggling adn expensive. as long as appropriate amenities are also provided

The location proposed for F3 makes very little sense, other than its proximity to a railway line, of which has already been confirmed no additional stations are viable and the main road. The land in this area is elevated and visible in all directions from afar, as well as having very undulating ground. The topography makes no sense for development and would most likely be un-economically viable due to the large extent of earthworks required. The land is also of great bio-diversity and wildlife value with extensive woodland cover and water meadows with meandering watercourses that would not be mitigated.

New settlements are far better than urban sprawl from Stratford which will damage the town and worsen traffic congestion. New settlements here could also easily be connected by rail, as well as incorporate other necessary infrastructure such as schools.

First, it would lead to the loss of natural habitats, threatening local wildlife and disrupting ecosystems. Second, increased traffic and infrastructure demands could strain existing rural roads and services, negatively impacting residents. Third, such developments contribute to urban sprawl, diminishing the character and beauty of the countryside. Finally, agricultural land may be lost, reducing local food production and sustainability.

Watercourses in this area appear to flood regularly so surface water run-off is likely to increase flood risk. Although adjacent to the railway on one side there is no nearby station. There appears no other major infrastructure nearby (power, sewage, etc). All road access is via the A423 only and would have significant impact at peak times. This site would be visible from the Burton Dasset Country Park and would have a detrimental visual impact

This would take the congestion pressure off Stratford and avoid urban sprawl. This would not impact on green belt land and have less impact on the environment. Benefits from good existing road connections and has the potential to benefit from new Chiltern line.

The proposal to essentially build yet more houses in this area is a joke. HS2, the wind farm at Knightcote, the huge build at Lighthorne Heath and the huge housing project at Bishops Itchington has left the people of Knightcote and the surrounding area bonbarded with change, mud, delays and road closures for years, so not surprisinly we have reached a point where we want to be free of plans to develop even further. Enough is enough. The wildlife in this rural area has a right to be here. The locals want to keep it, and it has been decimated.

This area has been assessed as four land parcels, with G1 and F3 results combined. Strategically, it offers significant but underexplored planning and transport benefits within ROA 8, including:
Major high-value employers attracting further investment.
Strong road links.
Potential for a new station, benefiting from HS2 capacity with improved travel times
An average 2-mile distance from homes, promoting active travel.
Approved planning for a 142-room hotel, expandable to 240.
Opportunity for a connectivity-focused masterplan, integrating a sustainable transport system like PRT.
This site presents a unique opportunity for an exemplar New Settlement, driven by strategic planning rather than land availability.

We suggest a new settlement between the M40 and Chiltern Rail Line. This location would include a hotel, major high tech employment within the M40 employment corridor, and provide the most sustainable connectivity. Expansion of Warwick University onto this new settlement would provide a further anchor employment.
Further, a substantial well designed new settlement at this location would accord with the expected recommendations from the Sir Michael Lyons New Settlement Task Force expected in the summer.

This location is unsuitable for a large scale development due to its rural location. The absence of substantive transport links and the distance from critical amenities such as employment, retail and healthcare will significantly increase car journeys in the district and have a detrimental impact of neighbouring communities.

As per previous comments, new settlements present opportunity for strategic design rather than haphazardly adding to congestion, overcrowding, negatively impacting existing settlements and its infrastructure that is more difficult to improve to take account of sheer number of dwellings proposed. Much less impact overall in terms of urban sprawl and the negative impact of the unique settings/character of existing areas. Development should be strategic and be best for all - not just because it would be of financial benefit to those who wish to sell the land.

Lack of local infrastructure to support it such as schools shops GP surgeries already under high pressure.
No rail links. Local roads already under too much pressure. Drainage & sewerage already insufficient with regular flooding. Increased urbanization on top of HS2 & Southam housing will harm character of landscape & impinge on views from Burton Dassett hills. Road links to M40 poor and local roads already too busy & dangerous with increased HGVs.

Better to put an isolated hole in the Green Belt near transport links than induce sprawl of larger towns towards each other.
