Development of this are would minise conjestion for Stratford Upon Avon, a strategically important part of England heritage which is being choked by commuter traffic and has no expansion capability. The area would minise the further loss of green belt wildlife areas and stop the urban sprawl.

New settlements are preferable to adding to oversubscribed existing towns and congested roadways. They are driven by strategic opportunities not arbitrary land availability and do not add to the urban sprawl and pressures in existing infrastructures. Such sites do not impact greenbelt land which should be always preserved. Furthermore, it does not add to the urban sprawl or congestion of Stratford upon Avon.

The region offers excellent job prospects and established road networks, with a potential new Chiltern line railway station just 2 miles away, possibly serving as a parkway station. HS2 could provide rapid connections to major hubs. New developments can be guided by strategic opportunities, reducing congestion on Stratford and meeting all housing needs with minimal environmental impact, thus preserving greenbelt land. These settlements avoid urban sprawl, which strains existing infrastructure, and can include integral infrastructure like schools and healthcare facilities. Additionally, there is potential for rail connections with the rail innovation centre linking to the Honeybourne line.

The proposed development will provide houses to cover demand for the area. It will also provide new job opportunities and new settlements that will driven by strategic opportunities instead of land availability. This would remove congestion pressures from Stratford especially on the Birmingham road and pressure on existing infrastructure. The development will also provide opportunities for new schools, hospitals, shopping centers and towns. HS2 could offer faster links to key communities and newer railway stations to cater for the demand

The development could meet all housing requirements without impacting the environment and the green belt. New settlements such as these are a better option as they reduce urban sprawl which affects existing infrastructure such as roads, sewage, drainage and pressures on hospitals and schools.
The development will provide opportunities for new schools, towns, hospitals, surgeries and shopping complex. There is also a potential for new rail connections with the rail innovation center connecting to the Honeybourne line.

The land surrounding Knightcote is unsuitable due to lack of other infrastructure. Schools & doctors are already oversubscribed & roads, which were never built for heavy traffic with heavy Lorrie’s going through conservation areas & breaking up roads & destroying the fabric of historic buildings.
Natural habitats would be destroyed. The bird & insect population is already much lower in the area than previously. Conservation of the environment is essential..

The Canal & River Trust asks that any proposed allocation of Site F3 considers the canal and takes account of its proximity and the potential impact that development could have on its character, setting, physical infrastructure, heritage significance and biodiversity value. We welcome the opportunity for further discussion if you intend to proceed with the allocation of this site.

Land parcels F3 offers an ideal solution for future development, strategically positioned near key employment opportunities and excellent road networks. Their proximity to a potential new Chiltern Line railway station—just two miles away—creates a unique opportunity for a parkway station, improving regional connectivity. With HS2 providing fast links to major commuting areas, these sites reduce reliance on cars and ease congestion in Stratford. Prioritizing these areas prevents urban sprawl, preserves Green Belt land, and ensures growth is driven by strategic opportunity rather than land availability. Developing F3 and G1 balances housing needs with sustainable, well-planned expansion.

F3 is not suitable for residential development and would end up being an isolated community with no supporting local amenities or connectivity.
This proposal does not meet any of the "5 overarching principles" of the SWLP, and this would simply be a housing estate in the middle of nowhere.
There are no local schools or medical services and residents would be totally reliant on private transport for access to any day to day needs.

There's too much housing around here already. Fenny Compton had Compton Locks estate put in with no thought of extra traffic in the village which has become a nightmare. We've met our housing needs. There's also the new houses being built at Lighthorne Heath which brings more traffic into the surrounding areas. A huge number of people in this area work at JLR or Aston Martin, our village daily has to deal with inconsiderate drivers speeding through our village and additional people moving into the area are going to put more stress on our already pushed to the limit surgery.

This proposal will impact on the character of an area of small villages dispersed around flat open countryside, the perception of which would be destroyed by the creation of a sprawling town of 5000 homes.
There will be significant impact on highways as other infrastructure (eg primary school, a community facility of some kind, some play areas, other necessary facilities) will most likely be proposed. Impact on the local road network will be significant, exacerbated by the fact that most local roads are B-roads without ability to increase their capacity, whilst upgrading them would be immensely costly.

New settlements are a better solution for sustainable growth. They create job opportunities while allowing careful planning of infrastructure and services. With good existing road connections, they provide easy access without overburdening nearby towns. By concentrating development in a designated area, they relieve congestion in Stratford and improve traffic flow. New settlements also help preserve green belt land by preventing scattered development. Unlike urban sprawl, which strains existing infrastructure, planned communities ensure balanced growth, protecting both the environment and local resources while meeting housing needs efficiently.
