This area together G1, SG13 and SG14 provides the opportunity for a major settlement with inherently excellent transport routes linking from Gaydon across to the Chiltern Line where a new station could easily be sited.
The area already supports high quality technical and engineering jobs through JLR, Aston Martin and other associated automotive businesses. There is ample space to develop this area to at least 8,000 homes and substantially relieve the pressure elsewhere.

Including G1, SG13 and SG14 this area adjacent to Gaydon has enormous potential benefiting from a direct motorway junction to the M40 and close proximity to the Chiltern Line to the East. It is well placed in relation to Leamington, Birmingham Airport and, indeed, London. It already employs high quality skilled workforce mainly based on technology or the automotive industry which could easily be encouraged and expanded as a new town with all the associated facilities and housing providing potential for a quality lifestyle and employment with excellent connectivity.

1.. Rail access is unlikely
2. Needs major road access to be built BEFORE development to prevent damage to listed buildings in Ladbroke & Fenny Compton and unsafe use of existing roads in these villages and nearby. Also issue of crossing the railway line.

The area is completely rural, with poor access to existing Road Networks, Transportation hubs, Healthcare facilities and Education establishments. A development of this scale would overwhelm the local road networks and requires significant investment in all areas of basic services such as Water, Sewage & Power (no gas supply!) There are insufficient primary and secondary schools to serve the population, let alone with a significantly increased population, there is insufficient Healthcare provision both for basic GP services and hospitals - The nearest hospitals have insufficient capacity already. Emergency services such as Police, Fire and Ambulances are many miles away.

I dont agree with building on F3 as you will be adding nearly 6000 houses to the area it will destroy the heritage of the villages and the cut thought traffic will be dangerous as the road infrastructure is not up for the amount of traffic you want to add to the areas. You will harm the wild life and destroy the community, your wont be putting community before profits and your climate policy before building work.

Under the National planning policy framework (NPPF) 2024 (see paragraph 144) it states development on green belt is only permitted where exceptional circumstances are fully evidenced are justified. On the basis that 46,500 homes are available via 7 of the proposed new settlement sites (E1, F1, F2, F3, G1, X1 and X2) which aren’t on green belt land. Therefore these should take preference to all other new settlement locations.

Increased traffic from any development here will adversely affect surrounding villages, including Fenny Compton, which is already a serious bottleneck due to existing over-development. Not to mention the blight on the landscape, which will be visible from the Burton Dassett hills.

I have lived in the village of Northend for 20 years, therefore, I represent the local community. The current road infrastructure, public transport, medical practises, school facilities will not meet the increase demand in these services. Due to the location, it is not a 'green' transport commutable area, increasing the use of cars. In addition, existing utilities do not support the increased housing units as Northend does not have a mains gas supply, we experience loss water pressure at times. The increase in 'hard' surfaces will increase rain run off into the local rivers which will increase downstream flows.

Again use of prime agricultural land in a very rural area. This area becomes seriously waterlogged and prone to flooding. Although next to the A423 this is the only road along this site, so car use will be a priority. No rail link (Fenny Compton does have a link to the MOD at Kineton but a passenger station is quite unlikely and Network rail don't want another stop along that route) Infrastructure locally is poor, surgeries already at full capacity, only a small primary school locally, the secondary school at Southam is full. Would again comprimise views from BD park.

F3 offers a much better location for new development due to their proximity to employment centres, well-connected roadways, and the possibility of a new rail station just two miles away. This would provide a Parkway station, reducing car dependency. HS2 links further enhance accessibility, creating a more sustainable commuting option. These sites prevent urban sprawl, protecting the Green Belt and preserving Stratford’s heritage and landscape. With adequate space to accommodate growth, infrastructure like schools and healthcare can be integrated, ensuring a self-sustaining community. F3 and G1 represent smart, well-planned housing expansion that benefits everyone.

This new settlement would be preferable to development on existing towns/villages. Good road connections nearby via M40. Would take the pressure off Strtaford Town to provide housing numbers. Existing employment opportunities in area. This settlement would avoid urban sprawl into greenbelt land.

Local infrastructure not suitable for so many extra houses - Fenny Compton already congested, even without further development.
I don't think green fields should be developed when brown field sites are available closer to urban areas. Also, rural character will be eroded, changing the nature of this area forever. Why build so far from towns - residents will need cars to travel to work/supermarkets/recreation. This isn't a good idea at a time of climate breakdown- it will increase pollution and destroy nature.

I do not agree that biodiversity can be completely restored after this development has been completed, after construction the area's habitats will have been decimated. A landscape containing features such as ancient hedgerows, trees and sensitive populations of animals including bats and newts cannot be restored by simply putting up some birdboxes after covering it with a housing estate. In terms of sustainability, this project can again only have a negative effect in this area. This area would have little to no means of transport aside from individual cars. This will result in an increase in people commuting to work.

I object to this location being considered for inclusion in the plan because the number of houses being proposed here is completely inappropriate for this isolated rural location. It will vastly increase pressure on local roads - traffic between the site and junction 12 will pass through Fenny Compton, Northend and Gaydon, on minor roads unsuitable for the volume of traffic. Fenny Compton in particular has enough of a traffic problem already. The site will be visible from a wide area, including the Burton Dassett Hills, and will destroy the rural character of the area.

F3 is entirely rural. To develop it would create terrible sprawl from Lighthorne and Gaydon. This is a very shortsighted use of scarce land.
SG13 is a more appropriate place for housing. At 160 dwellings per hectare, this density could achieve 8000 dwellings in 50 hectares including roads and open spaces. This suits 20-40 year olds in their early career, who often dont want a whole house and garden to look after- and can't afford that! So SG13 can provide what was intended for G1.

The proposed development would have a detrimental impact on local wildlife and reduce access to nature for people living in urban areas. Please consider wildlife sites at South Southam LWS and disused railway LWS.
