POTENTIAL OBJECTION: proposed allocation includes 2 scheduled monuments. These SMs are prehistoric & associated archaeology will extend beyond the limits of the designation. This has been demonstrated by geophysical survey for NHLE 1005716 showing a multi-period settlement. The extent of the cursus (NHLE 1020437) is not understood.
SERIOUS CONCERNS/POTENTIAL OBJECTION: impact on significance and setting of Charlecote Park RPG (GII*) (esp. re: designed views), Charlecote & Hampton Lucy CA & Wellesbourne CA and LBs within and around Charlecote Park.
Listing for the RPG includes: “At the heart of the estate is the impressive Grade I listed house, 16th century in origin. The park contains numerous other heritage assets, including its Grade I listed gatehouse, Grade I listed laundry, brew house, stables and coach house, and various ancillary structures listed at Grade I, II*, and II, including Charlecote (Hiorn’s) Bridge and Charlecote Gardens”.
Also, strong concerns regarding harm to significance and setting of Church of St Leonard (GI).
Less concerns re: parcel to east of A429.
Recommend: Early HIA required to inform scope for development. However, HE recommends removal of SMs & areas around at this stage of Plan process.

CONCERNS: southern parcels/areas have potential to harm significance and setting of: Anne Hathaway’s Cottage LB (GI); Anne Hathaway’s Cottage RPG (GII); Shottery CA.
Also, the setting of the historic town of Stratford may be impacted in views from Bordon Hill if development on such a large scale came forward in these parcels.
North east parcel has potential to harm significance and setting of: Clopton House (GII*).
Note: well-preserved medieval settlement remains at Burton Farm.
Recommend: HIA prior to allocation & removal of southern areas (including orchard area to north of Evesham Road B439) & area around Hansell Farm. Possible removal of north-east parcel, or reduction of development area with buffering.

CONCERNS: significant number of cropmark enclosures known in the area to the SW of Tiddington. Tiddington was a focus of Iron Age and Roman settlement and the enclosures will enrich our understanding of settlement in the area, contributing to the significance of the SM.
Recommend: HIA, APs and Geophys work to inform allocation.

POTENTIAL OBJECTION:
development of this site has the potential to harm the significance and setting of: Ragley Hall RPG (GII*), Ragley Hall LB (GI) & the Arrow CA. Development would be experienced in views from the Hall as the park rises to ridges of high ground to the north-east, west and south, while there are extensive views in
all directions from the Hall and pleasure grounds across the park to surrounding agricultural land. There are also possible connections between the park & surrounding woodlands to the north of the A422, which lie to the west of the site (as shown on the original OS map).
Impacts on group of LBs at Cold Comfort Farm will need assessment, as will impacts on setting of nearby SMs.

CONCERNS: part of site east of railway line (Park Farm) is prominent in views from Beaudesert Castle SM. The settlement of Henley-in-Arden has a relationship with the castle and its historical linear form along the road is very evident. Development at/around Park Farm would weaken this (less than substantial harm) and should be a focus of greenspace. Name of Park Farm may indicate a small deer park associated with the castle.
Concerns around potential to harm significance and setting of Henley-in-Arden CA and multiple LBs.
Recommend: HIA prior to allocation.

Umberslade Baptist Church (GII*) and schoolrooms (GII*) sit in a very isolated position and the proposed parcel of land abutting it (located to the south of B40100 would be harmful if developed. The buildings are on the HAR Register & if development goes ahead in this area, then HE suggests that S106 financial contributions should be secured to assist with the conservation of these heritage assets.
