CONCERNS: potential harm to the setting of the Tanworth-in-Arden Conservation Area (CA) & Listed Buildings (LBs) (including GI Church of St. Mary Magdalene). Would result in a major change to the setting of Tanworth-in-Arden.
No Scheduled Monuments (SMs) affected, but if progressed there is a well preserved medieval moated site at Orchard Hill, Forde Hall Lane that will need to be considered regionally important. Recommend: Heritage Impact Assessment (HIA) prior to allocation.

Several GII LBs within the site & setting of Tanworth CA likely impacted. Umberslade Hall (GII*) likely impacted too.
No SMs & no comments re: archaeology.
(HSSA – E & S direction of growth notes - Extensive views in & out of Tanworth-in-Arden Conservation Area which would be impacted by development. Careful masterplanning & appropriate mitigation required.)
Recommend: HIA required with any planning application.

HIGH LEVEL OF CONCERN / POTENTIAL OBJECTION: setting of Holy Trinity Church (GII*) and Grand Union Canal Conservation Area.
No SMs within the site, but Pinley Priory SM & associated GII* LBs located 1km southwest of the proposed site and separated from site by M40. No known impact.
Recommend: Heritage Impact Assessment (HIA) prior to allocation.

POTENTIAL OBJECTION: we reiterate our comments made at I&O stage:
“In relation to the potential locations for new settlements, we consider that location C1 Kingswood/Lapworth is especially sensitive, given that it lies between the Grade I Packwood House and Grade II* RPG to the west and the Grade I Baddesley Clinton House and Grade II RPG and SM to the east, both with many other Grade II listed buildings and structures also present. The area is also characterised by canal infrastructure and just to the south of the settlement of Kingswood is the junction of the Grand Union Canal and the Stratford-upon-Avon Canal, with a number of listed structures associated with the canals, such as locks, bridges and cottages. Historic England would therefore have concerns about the impact on the historic environment of a new settlement of around 6,000 dwellings in this location”.
No SMs in site, but Baddesley Clinton as noted on the north edge. Also close to Harborough Banks Iron Age hillfort (non-designated, regionally important) which encloses the west part of the existing Kingswood settlement, and its setting would be the west part of the proposal.
Recommend: Heritage Impact Assessment (HIA) prior to allocation. However, we consider that this is potentially the most sensitive location of the 12 new settlement locations being consulted on and would prefer this not to be carried forward into the Reg 19 Plan.

CONCERNS: possible impacts on setting of multiple heritage assets - one GII LB Long Marston Grounds located within/immediately adjacent and village of Long Marston to west with many LBs including GI Church of St. James at southern end & GII* The Goodwins on Wyre Lane.
No SMs within site. Good medieval settlement remains on east side (on west side of Campden Road adjacent to junction with Back Lane) that could be integrated in greenspace. Also, well preserved and extensive areas of ridge and furrow.
Recommend: Heritage Impact Assessment (HIA) prior to allocation.

But CONCERNS: setting of Ladbroke Conservation Area to NE & several LBs including GI Church of All Saints.
GII LB Deppers Bridge Farmhouse immediately to north & GII* The Cottage & GII Church of St. Michael in village of Bishops Itchington to SW.
No SMs with the site. Ladbroke is one of the 43 settlements recorded in ‘Turning the Plough’ as one of the best surviving examples of a medieval township field system within the project area of 2000 settlements.
There will be a need to seek preservation of this significance.
Recommend: HIA prior to allocation.

Villages of Fenny Compton to south & Wormleighton to SE have Conservation Areas & several LBS, plus SM
medieval settlement at Wormleighton and Knightcote village itself also has a number of GII LBs.

Several Gll LBs within Knightcote village and village of Northend to south also has several LBs.
GII Beacon Tower on Windmill Hill in Burton Dassett Hills Country Park to south.
No SMs within the site. Good ridge and furrow survival around Knightcote. Site will be in views from Burton Dassett beacon. The beacon is poorly understood and probably represents a folly of a nearby designed park. Understanding the beacon and its connection with a designed landscape will help inform impacts.
Recommend: HIA prior to allocation.

CONCERNS/POTENTIAL OBJECTION: setting of Warwick Castle GI RPG, Warwick Conservation Area, Castle itself (GI) & other associated LBs which are located to north of the site, just north of M40 Junction 14.
Site contains a few GII LBs and several within Barford Conservation Area to west.
No SMs within the site. Oakley Wood Camp SM lies in Oakley Wood to the south of the proposed site. Views in this direction may be limited and therefore impact may be limited but should be considered in assessment work.
Recommend: HIA prior to allocation.
