This development has all the hallmarks of desperation. The area is of significant archaeological interest with the site of the Holy Well and the Regia Via Way. Sydenham houses are already encroaching and it feels like we are being swamped. There is a definite need for affordable housing which the Council should build in smaller pockets. Projections for growth are based on guesswork. Social housing/homelessness argument has not been satisfactorily dealt with.

Access would be a huge issue - only access by vehicles would be via Sydenham Drive - railway prevents any other access. Traffic is already a problem. Flooding a big problem and would be exacerbated by development. Wildlife would suffer.

The proposed development is on floodplain and more houses would seriously affect local amenities and traffic flow in Whitnash. The remains of the ancient mill, the medieval footway to Radford, and the site of the prehistoric Holy Well would be threatened. The much used walkway and cycle track would also be affected. Development would threaten otters habitat. Resiting the school would cause resentment among residents, loss of playing fields and chaos. None of the existing roads, sewers, schools would be able to cope. Whitnash bears brunt of development.

This area is the last and finest area of countryside accessible on foot from Whitnash. The field is rich in local history. The land would appear to be high quality arable land. Re-locating schools would mean a greater reliance on the private car. The playing fields are also a valuable open space and could prove vital to the local community for sport. The land provides uplifting vistas and treasured area of unspoiled countryside situated on the doorstep of a large population.

Not very well thought out. Infant/Junior Schools are full, local schools cannot cope. There is not the infrastructure to cope with any more development. Building next to Whitnash Brook would be outrageous. The Paddocks are floodplain and building would create a bigger flood problem.

BTPC comment that the entire site is not appropriate for full development. It is bisected by the popular bridleway from Church Lane to Radford Semele. This forms the natural boundary to any extension of Sydenham. We consider the northern 7.5ha to be suitable for 320 homes as shown below [shown in full BTPC full submission], preserving the school playing fields. Access will be provided from the gap in the Sydenham road layout owing to the weight restriction on the Church Lane railway bridge.

Part of the site is located on grade 2 and 3 farmland. The development would fall within Dunsmore Plateau Fringe. There is a strong vegetation corridor along the railway line, which currently defines the urban edge. There is good vegetation cover to the eastern boundary and good internal hedged field boundaries. A landscape buffer will be necessary between the proposed development and the railway and wetland corridors and farmland to the east and south.

Potential Access from roads to the north of the site and pedestrian/cycle access from Church and Fieldgate Lane.
Highway impacts will all be channelled to the north of the site due to barriers elsewhere. Some of the site remote from public transport network. Role of walking and cycling may be limited due to proximity to town centre.
Site would need to be well served by public transport and good pedestrian cycle routes.
Modelling of the site would need to be undertaken and area wide traffic management safety improvements.

I am concerned about the size of these developments because of problems such as under pressure on the infrastructure, the destruction of green field sites and villages losing their identities. I also think more should be done to incorporate brown-field before building on green fields.
I do not support the large development proposal for south of Sydenham but would support a smaller scale development. I would also like to comment that if the larger development was to go ahead the provision of a new secondary school must be guaranteed.
