Lack of easy access to Warwick or Leamington via existing bridges and consequent traffic chaos such as we already have on this route.

A.C.Lloyd Homes Ltd support the allocation of 100 dwellings in the Category 1 village of Bishop's Tachbrook. The Council have acknowledged that there is a limited supply of land within the existing built up area of the towns which necessitates the allocation of land outside the built up area on undeveloped land. Land to the west of Bishop's Tachbrook (site R22) is an appropriate site for additional residential development to assist in meeting this identified Development Plan requirement for the village. The site is available and suitable and offers a sustainable solution for additional housing.

Providing the Parish Council, Neighbourhood Plan and Parish Plan survey are consulted when deciding where to site these homes, 100 is a reasonable number to accept.

I object to more houses being built in bishops tachbrook simply because it would ruin the landscape and rural area and most definitely effect the tranquil setting of the village and drive some villagers away to seek a more peaceful village again.

Far too many houses which would destroy the character of the village and add to traffic congestion wuith no local ewmploymement. Parish surveys have indicated low dmand in the village and these houses would be for long distance commuters adding little to the area.

A recent Parish Survey indicated a much lower number of houses than 100 are needed in the village of Bishop's Tachbrook. Also the sewage system needs improving before more houses are added to it, as it cannot cope at present. When we have torrential downpours, of which we will have more in the future due to climate change, sewage backs up and floods from the manhole covers in Oakley wood Road near the Leopard Inn and from the manhole cover in our garden where it is very near the surface.

An opportunity not only to reshape and develop the village to a degree, but one to grasp and evolve how this can be used to enhance the village - to see how the various land owners and developers might be able to help the Parish Council meet some of the desires and aspirations of the villagers as detailed in the 2010 Parish Survey

I doubt that this village has the "broad range of services" specified for Category 1 Villages in 7.7 (PO3); we don't even have a post office. Furthermore, the sewage system was designed just after the War and can't cope reliably with sewage from the number of houses already here (our last sewage incident was in June), so a significant improvement is needed if any more houses, let alone 100, are built here. A need for less than 20 new houses here was identified in a recent village survey.

We feel that the Local Plan Preferred Options would completely spoil the rural aspect of this area.
While we accept the need for more housing we think that the number of houses envisaged for this area would completely spoil and overwhelm the surrounding countryside. Many residents of Whitnash and Warwick Gates use the paths in this area to walk their dogs, ride their bikes or simply to go for a walk and this facility would be ruined by the density of the proposed housing.

The policy states that the Council will work with Parish Councils to define the boundaries of their villages and thus identify land suitable for development. We support this approach and recommend that some or all of the land outlined in red on the attached plan (reference 6806-100), being land adjoining the existing built up boundary of Bishop's Tachbrook, be included within the village envelope and allocated for residential development.

The case has not been made to justify such development.
The needs of local people have been discarded with these proposals.

Support development at BishopsTachbrook and specifically want ask that a site to the south of village which they believe is suitable for development in an early phase of the Plan be considered for inclusion for the following reasons:
-it would not lead to coalescence - mainting the separation between the village and Leamington
-good access is achievable
-the site has natural boundaries
-It has good access to the road network and particularly the M40
-pedestrian and cycle links to the village could be established
-the site is available immediately and has few infrastructure/development constraints

In Bishop's Tachbrook, we cannot but feel we are being really targeted, because not only is it planned to place 1350 homes on land within the parish (Asps 1100 and Woodside 250), the total, in and in close proximity to the parish, being proposed is 3,150 plus a further 100 in the village making 3,250 in total. Housing needs survey indicated a need for 14 homes and it is considered that in total 75 houses might be a more appropriate level of development. Also potential housing sites outside village envelope, need to be considered.
