-If, as proposed, 90 homes are built on land with a capacity for 156, it should be possible to screen the new development from the existing, and from Smith's Covert to the north of the site. It should also be possible to provide further amenities for Hatton Park (needs for allotments and a recreational facility for older children have been identified, but no suitable site found).
-Coherence with the existing development of Hatton Park.
-Opportunity for properties suitable for 'down-sizers'.

-The traffic on this main road is horrendous especially at school time. Another 90 homes could generate 200 cars trying to get on to the road. It is a nightmare to try and get out of our drive. The 40mph speed limit is not adhered to.
-Crossing the road is dangerous.
-Both schools, Budbrooke and Ferncumbe have expanded but are full to capacity, where will the extra children go?
-Water builds up and the area is prone to flooding.
-It is difficult to get out of the Ugly Bridge junction never mind an island or traffic lights.

-The land is significant to the eco water system, liable to flooding and is home to a variety of wildlife
-Traffic volume on the A4177 is already an issue and is recognised as 1 of 10 hotspot roads for higher than average amount of accidents. 90 dwellings would worsen this.
-A4177 regularly floods due to insufficient drainage.
-Vehicles park up at the side of the road during school drop-off/pickup times to the bus stop adjacent the A4177 island causing an obstruction to traffic.
-Schools and local hospital are already at capacity. Doctor's surgery would be an issue.

-The existing Hatton Park development was increased in size from the original proposals.
- Traffic on the Birmingham Road it is already at breaking point.
-Poor infrastructure services (History of regret from the high ways department carrying out maintenance, examples can be supplied.)
-Destruction of the Green Belt, eroding the land between Hatton and Warwick.
-After living at this address for 13 years any increase in developments will have a direct impact on safety of drivers/pedestrians along the Birmingham Road. (Currently it is dangerous to try and cross the road).

-The Road Infrastructure limitations
- The A4177 from Hatton Park to Warwick is already extremely busy and gets regularly congested at rush hour. On a standard day traffic is heavy and slow but it only takes road works or an accident to cause gridlock. Building additional homes on Site 1 would worsen this. This is exasperated if you consider the additional homes proposed for Budbrooke - the cars from these homes will all filter onto the A4177 by the A46 junction.
-Facilities - The schools around the area are already full.

Our concerns regarding the proposal on Site 1 are regarding issues around Green Belt erosion, increased traffic (particularly along Birmingham Road), pollution (hedgerow removal and traffic), noise, potential for more accidents near Ugly Bridge, danger of electricity supply which often suffers failure. We are also strongly against a road access from Birmingham Road to the proposed expansion of Hatton Park- if development of Hatton Park is unavoidable then access to the new housing should be from within the estate via Charingworth Drive through Ebrighton Drive, thus distinctly separating the designations of Budbrooke and Hatton Park.

-The local infrastructure is inadequate to support a large development of 70 - 90 homes.
-The impact and potential ruin of the landscape, erosion of valuable irreplaceable Green Belt will only set difficult precedents for greedy developers to seek further expansion.
-More traffic, noise and pollution along Birmingham Road can only increase the number of accidents known as blackspot and bottleneck of Ugly Bridge/Shell Garage. New access roads will bring further danger.
-Flooding is already a major issue on the Birmingham Road. The site acts as a drainage point. It is close to a flood-plain designation.

-Increased traffic on Ebrington Drive would have an adverse effect on homes east of Charingworth Drive.
-Access from existing junctions opposite Ugly Bridge Road would create a dangerous crossroads.
-A new access from Birmingham Road would create a further hazard.
-Measures to manage surface water drainage from the existing development frequently fail, with water draining across the proposed site and on to the Birmingham Road. This problem would be compounded by the development of this field.
-Even with screening, Smith's Covert ecologically sensitive area of ancient woodland would be adversely affected by development and the loss of open country.
