-there is a considerable distance to schools , doctors and shops / services
-the site is a valued football club location that was the fruit of much effort/ investment by volunteers and businesses (this must be respected)

Experience gained from Buckinghamshire has shown that G and T's ofen abuse these sites leaving a 'clear-up' operation costing the taxpayer a lot of money.
Having now chosen to live in Harbury it would be a shame to see the locality spoiled by the development of this G and T proposal.

The site is in a flood plain. The road outside the football club is always flooding resulting in hazardous driving conditions.
The site is close to a dangerous highway junction known for serious / fatal accidents, and the increase in traffic from the G&T site would increase the risk of accidents.
Developing the site will damage wildlife.
The site is near to a farm and would not be a good place to live due to bad smells.
The site is prone to noise pollution from Harbury Lane breakers.

GT04 does not meet the fundamental planning criteria in the NPPF because:
- lacks access to shops and local services
- is on community periphery and so does not encourage integration
- local schools and GP surgeries are full to capacity and so do not offer such services
- limited access to local transport
- developing the site will damage wildlife
- the site is prone to flooding and will not enable appropriate drainage
- the flooding causes hazardous conditions on Harbury Lane and so will increase the risk of accidents
- the Fosse Way junction is high risk for accidents and so the increase in traffic would put lives at risk
- The site is not cost effective to develop and relocate football club, e.g. building homes plus 5-10 permanent pitches which cost between £325k to £650k.

Site being close to Fosse Way should rule it out as there are so many accidents at the 'Bendigo cross roads' already make this exit from Harbury a no go for many residents.

Access to and from this proposed site will add to the volume of traffic at this junction, already busy when traffic travelling to and from Gaydon builds up.

The local school is full and it is difficult to get an appointment at the local surgery. Most of the suggested criteria make this site totally unsuitable.

After losing the Windmill site it took the football club years to find a new site. It is an act of vandalism to eject them for this site if a suitable new site can be found the Council must reimburse the Club for cost of euqipping their site.
The cross road on the Fosse Way is already dangerous. Traffic lights would have to be installed.
Harbury surgery, schools and community facilities would be overloaded.
