We suggest a new settlement between the M40 and Chiltern Rail Line. This location would include a hotel, major high tech employment within the M40 employment corridor, and provide the most sustainable connectivity. Expansion of Warwick University onto this new settlement would provide a further anchor employment.
Further, a substantial well designed new settlement at this location would accord with the expected recommendations from the Sir Michael Lyons New Settlement Task Force expected in the summer.

This site will offer good job opportunities nearby which will support local communities as well as having good existing road connections. The development will improve transport links including potential from new stations and links to key commenting areas.
New settlements can be driven by strategic opportunities not land availability to limit impact on the local ecology.
The site would take the congestion pressure off Stratford and meet all housing needs with least impact on the environment, preserving greenbelt land.

As per previous answer, development of new settlement can be designed around an infrastructure that is fit for the area and ensure due consideration of ecological/open space/recreational needs. It would also foster a new community rather than negatively impacting existing settlements. It could be planned out much more logically and strategically which feels like a better approach than just crow-barring a high volume of houses in wherever you can.

This is over development of Gaydon area. landscape is becoming urbanized & views from Burton Dassett park will be spoilt. No rail links. Road infrastructure is insufficient already. Volumes of traffic using local roads is already too high particularly at peak hours for AM & JLR. These sites should be focused on Warwick & Leamington area which are now one conurdation

I do not agree with this cluster being included in the plan. The sites within the cluster perform very badly on the objective scoring system and should be eliminated. In detail, the reasons are primarily that it is not in conformance with Strategic Objectives of the SWLP, with which I broadly agree.

SG14 should be considered a suitable parcel of land amalgamated with G1, F3 and SG13 to create a new settlement.
Gaydon already has high quality employment and transport infrastructure, including the possibility of a railway station on the existing line.

The proposed SG14 industrial development in South Warwickshire would significantly harm biodiversity, heritage sites, and the rural landscape. It threatens ancient woodlands, archaeological sites, and the community at Lower and Upper Spring Farms. The development would cause noise, pollution, and flooding and strain local infrastructure, which is insufficient to support such a large-scale project. The area’s environmental and historical value, including rare wildlife, historic routes, and medieval fields, would be lost. The SG14 site lacks integrated public transport, making it highly dependent on private vehicles. The B4451 is currently operating beyond its capacity, already experiencing excessive traffic congestion.

There is an excellent opportunity to create a 10,000 home New Settlement in approximately this location, spanning between the M40 and Chiltern Rail Line, with excellent existing and future high value employment, which could tick all the new settlement boxes in accordance with expected government task force guidance. It would benefit from some of the best transport links once HS2 opens in 2033, the released capacity allowing for stopping at a new station on the site. It could be an envious place to live - homes, jobs, and a community, with the shortest travel times to London in South Warwickshire.

This development will have a significant detrimental impact to biodiversity, heritage sites, rural character, the local community and the eight private properties of Lower/Upper Spring Farm. The site lacks all the necessary infrastructure to support such a development and will impact village separation. The Feldon Basin land frequently floods, there is no integrated transport infrastructure, no railway station, dependency upon motor vehicles. J12 has become increasingly busy and is not designed to handle the requirements from this development. Ancient wood Itchington Holt and is inhabitants will be severely impacted. This development is entirely incompatible with the rural area and beauty.

All sites under SG14 do not score under 57 in the HEELA assessment, demonstrating that this is not a suitable area. There is too much focus on J12 of the M40 in the SWLP. The Feldon area is characterised by the Warwickshire Landscapes Project as “an agricultural region largely unaffected by urban and industrial development. This is its special feature.” Development is not in keeping with the size of existing village communities. Development here will not minimise travel as there is no rail service, sparse bus service, no cycle paths, and distances too great to walk. Development will affect access to country lanes for heathy exercise given JLR to the north, MOD Kineton to the south, the M40 to the east.

The site is again near to j12,M40, a junction that is currently at over capacity/congested for periods in the morning and afternoon for those that already use it from JLR and AM , Lighthorne development and surrouding villages for access to Birmingham, Coventry,Warwick to the north and Banbury, Oxford and London to the south. The proposed site is next to woodland where light pollution would impact on wildlife, the south border becomes waterlogged/floods and to the east would surround a cluster of residential homes. Again, it would impact and smoother the rural village of Gaydon.

The current developments in the SG14 area have not had the local infrastructure and healthcare amenities that were promised to be sustainable and that have negatively impacted care provided to existing residents of the Southam area. Any new growth must provide sustainable facilities for the new and existing population. Facilities must be up and running before any new population takes up residence in new areas to prevent over-burdening of already stretched existing healthcare facilities.
Lack of sustainable transport and existing road infrastructure poor, limited to B class roads through villages apart from access to the M40 junction for travel North/South.
