This is not a good idea to build a new settlement here. It is in a flood plain and with additional housing likely to overwhelm existing plumbing infrastructure and lead to more run off into existing villages of northern and Knightcote. There is no direct access via an A road. The only accessible road is the M40 which is already at max capacity from the new lighthorne development. There is no rail network as the rail company have stated they will not put a platform in. New settlement will impact the landscape environment of historical importance

Strategic growth at here is a smart choice. The area provides strong job opportunities and benefits from excellent road connections, ensuring easy access. Development at this location would ease congestion in Stratford, improving traffic flow and air quality. It also helps preserve green belt land elsewhere by focusing growth in a suitable location. By preventing urban sprawl, it reduces pressure on existing infrastructure.

This development covering 190ha will have a significant detrimental impact to biodiversity, heritage sites, rural character, the local community and the eight private properties of Lower Spring Farm and Upper Spring Farm. The site lacks all the necessary infrastructure to support such a development. The Feldon Basin land frequently floods, there is no integrated transport infrastructure, no railway station, dependancy upon motor vehicles. J12 has become increasingly busy and is not designed to handle the requirements from this development. Ancient wood Itchington Holt and is inhabitants will be severely impacted. This development is entirely incompatible with the rural area.

The proposed developments at SG14 would cause significant harm to the rural landscape, destroying greenfield sites and wildlife habitats in an area already experiencing over development. These areas lack rail connectivity, contradicting the Local Plan’s sustainability objectives. Existing road infrastructure is already congested, with no viable alternatives. Justifying development based on a single employer is flawed. Equally, continued commercial development to retrospectively justify over-population risks dramatic consequences including flooding and air pollution. Allowing these proposals sets a dangerous precedent. They fail to align with sustainable growth principles, overburden infrastructure, and permanently alter the countryside, making them inappropriate and unsustainable.

The proposal for housing development East of Gaydon will complete the detrimental overwhelming of our locality. The proposed commercial development (see SDC eplanning 23/01054/OUT) is subject to a massive, coherent body of opposition from both residents and multiple institutions based on the exponential increase in air, noise, flood and sewage pollution it will bring. Over the past 40 years, Gaydon village has stoically, co-existed with some of the most extensive housing, commercial and road developments in the UK. The current and proposed infrastructure will not be adequate for already overwhelmed amenities (n.b. Gaydon floods 2007). Further development would be criminal.

This site (along with SG13/G1) is one of the most suitable sites for housing of all. It is well supported by access to the M40 motorway junction 12 which has recently been upgraded. Housing developments alongside motorway corridors are already established in relation to the M40 as elsewhere nationally and because of the motorway the countryside here, whilst valuable, is less pristine and less ecologically important than other sites under consideration.

We at Lower spring Farm(5 properties) are located within the proposed SG14 development and will be encapsulated 365 by this proposal which will destroy so much heritage and native wildlife. We also have a access road we own off Gaydon road aswell as utilities which run across the adjacent farmers field on of which is permitted and agreed with the EA. We also have covenants on the properties due to the protected view making this a fascicle. There are a multitude of better locations that SG14 so it would be a travesty if this proceeds.

The proposed SG14, covering >190 hectares, will have a significant detrimental impact to biodiversity, heritage sites, rural character as well as to our local community of eight households in Lower and Upper Spring Farm. Any development within the Feldon Basin will be visible from several viewing positions in the surrounding landscape, including Burton Dassett.
There are multiple concerns, including irrecoverable damage to the landscape, increased environmental pollution, strain on local infrastructure, flood risks, and transportation issues. Such a large-scale development at SG14 would be inappropriate, particularly considering alternative locations within SWGP with better infrastructure, transportation links, and fewer environmental constraints.

Further development around the M40 Junction 12 is un-sustainable. The junction and roads connecting, particular the B4451 Gaydon Road running adjacent to this site is incredibly congested at rush hour due to growth of Bishops Itchington and the JLR traffic accessing the Gaydon site. Further development here would exacerbate this and add to motorway hard shoulder tail backs and congestion. Further, the site runs adjacent to Knightcote Bottoms, which is a narrow single width road with Roman heritage as a 'salt road'. The area is rich with Roman and iron-age archaeology as has been identified by the Solar Farm development.

This area would allow housing requirements to be met whilst easing congestion through and around Stratford. In addition as a new settlement it would prevent urban sprawl from the town which would otherwise damage the overall look, feel, charm and desirability to visit or live in Stratford

This location should obviously be considered together with SG13 and G1, and potentially F2 and F3 as a New Town or similar 'planned community'. The SA documentation needs to reflect this option and cumulative impacts. As a whole this intervention could deliver at least half of the local plan 'to find' SW development/housing 'needs.'

As SG13: The effect of the current status of this area is already felt even after the major improvement to junction 12 of the M40. Peak hour traffic is significant and the area is served wholly by B roads and villages. Negotiating Bishops Itchington at these times can be awkward especially getting out of junctions against the traffic flow. Deppers Bridge, Harbury similarly affected. Further growth would have a significant impact on road quality and safety within local communities. Zero rail access.

I would submit the potential that exists alongside the Gaydon Lighthorne Heath group site SG13. This is a site with real potential, as it offers good connections with the major road network, without the need to build on Green Belt land. Also, opportunity to allow more retail and/or Industrial building to accommodate local employment, complimenting an already active motor industry related employment.

If it's really necessary to to have new housing on this scale, the best option would be to extend existing 'new' settlements that will also include the infrastructure needed to support them i.e. offices, doctors surgeries, schools, shops etc. and also the transport links required to support the inevitable commuting and leisure travel.
East of Gaydon has been designed for this purpose and would provide these benefits with the minimum of time and cost and significantly less negative impact on the existing historically important area around Stratford and other towns and villages

Further infrastructure and facilities development will also required (cycle routes, schools, shops, medical centres and recreational facilities) which will further boost the economy in an area with significant and existing close links to major transport infrastructure and help improve the ideology of 20 minute communities. The aim should be to prevent unnecessary commuting and car journeys to larger settlements like leamington, Warwick and Banbury.

This 190ha potential development will have a significant impact to biodiversity, heritage sites, rural character and the 8 private properties encompassed with it. The site is highly visible elevated and overlooked for miles around as it is within the Feldon natural basin, which floods is clay soil and is overlooked by Itchington Holt Ancient wood and Burton Dassett Country Park over looks the entire site. There is no integrated transport infrastructure, no railway, so would be all dependant on cars. Edge Hill AONB escarpment is visible from here. River Itchin SSSI tributaries run through here. Land is Ridge and Furrow
