This area floods each year, I have added myself to the environment agency flood line alert service. The frequency of the warnings is increasing year on year. In the last 5 months I have had 17 warnings. It would be a complete disaster to build houses over this land and i believe it would significantly make worse the flooding in Wellesbourne and downstream Walton and Stratford upon Avon.

If any development is needed, it should be North of Wellesbourne, towards the already more densely developed areas. However, Wellesbourne needs more facilities if it is to accommodate more development and not just be a dormitory town for commuters to drive north to work and shopping.

I object to this area being used for growth for the following reasons:
Flood risk (to new and exisiting properties)
Too much more housing in this area will fundamentally change the character of Wellesbourne
Pressure on local services, espcially dentist and both primary and secondary schools in the area
The University of Warwick has submitted planning application for the Stratford Innovation campus in this area. This campus would be totally subsumed by further development in the area. The farm land surrounding the campus is also essential for the research work going on at the campus.

Some of this land provides runoff during wet weather for the brook that runs to the north of wellesbourne. Further development including non porous surfaces will increase flooding frequency and severity. Significant development of this area will also exacerbate traffic issues along the A429, especially during weekends where the market is on. Additionally the plans for quarry near barford will also cause traffic issues. This scale of development requires off highway public transport to support sustainable travel e.g. train or light rail connections to nearby towns and dedicated cycle ways.

Wellesbourne has also had a significant development in recent years; which has already stressed services.

We also risk losing village identity when the plans join Wellesbourne with Charlecote, Loxley and Newbold Pacey.

SG16 would also remove one of the only GA airfields in the Midlands.

Additionally, SG15 encroaches upon areas of ecological importance, contradicting the principles of sustainable development. The loss of greenfield sites to development would undermine local biodiversity and diminish the village’s distinct rural identity. Rather than expanding Wellesbourne further, development should be directed towards existing urban centres with better infrastructure capacity.

My concern, as with many sites in rural locations, is whether it will just be for housing as i question what type of employment / business services would be located here - small enterprises and maybe some medium but beyond that I do not see a growth plan in the UK how we intended to grow as a country and the type of jobs available. As with all these sites more explanation as to what is earmarked for them.

The green space between Leamington, Warwick, Whitnash, Bishop's Tachbrook and Wellesbourne is further threatened by this proposal. It is vital that this whole area does not become one urban sprawl, ruining for ever the character and history of so many of Warwickshire's towns and villages. The pressure on the Warwick - Banbury Road is immense already due to the M40 junctions, JLR at Gaydon and vast housing developments still taking place at Warwick, Lighthorne and beyond. Junctions at Bishop's Tachbrook with this road are highly dangerous and would be made even worse.
