More homes are not needed in Wellesbourne. We are in danger of losing precious farmland that will never be able to be replaced. Families are already unable to get their kids into the local primary school, it takes ages to get a doctors appointment and it’s impossible to register as a new NHS patient at the dentist. There is a real danger of flooding if the land is built upon and thus development should be rejected.

Development on non-green belt land should be prioritised over development on green belt. Total housing needs can be met without developing on green belt so morally not right to remove green belt without exceptional cause.
These areas are better supported with existing infrastructure and transport network without requiring major investment on more remote, less connected areas.
The opportunity in terms of yield is higher in these areas so there is a duty to fulfil the housing needs in the most responsible way considering this and the green belt obligations.

Five areas to the East of Wellesbourne are on land that drains into the River Dene, above the pinch point, BridgeSt Bridge
- Between Kineton Road and The River Dene
- To the East of Lowes Lane (2 areas)
- To the South of Walton Lane (2 areas)
Building on these areas will reduce the absorption of rainwater by the ground. Even with Sustainable Drainage Systems (Suds), runoff will still increase, and will greatly the flood risk.
The River Dene currently floods around 60 properties in major flood events.
These areas are not suitable for development.

SG 15 makes more sense as this is closer to the M40, though additional infrastructure will need to be in place. I believe that Wellesbourne Airfield should remain an airfield and it is a site of significant historic importance. There simply is not the need for this site to be developed if SG15 or elements of, are going ahead. This area of Wellesbourne could create a bottleneck traffic wise and further development would have a significant impact on this.

Due to the size of the development, it is recommended that network upgrades will be required, alongside hydraulic modelling and engagement with STW. As this site has very high capacity and environmental constraints, it is recommended to avoid this site. Overall this development site is considered a very high risk location.

It is however requested that the proposed growth location be expanded to include additional areas to the south of Wellesbourne, including land south of Wellesbourne Road, to determine whether a greater level of development could be accommodated in this area. This approach aligns with other proposed growth locations where the SWLP have identified potential sites which have yet to be put forward through the Call for Sites.

SG16 South of Wellesbourne: Wellesbourne has already expanded beyond its natural boundaries. What was a village has already grown beyond its natural extent. It is car-dependent with some but not much public transport. The two recent housing developments accessed off the A429 south of the original village are car-dependent and are beyond the bypass of the original village.
Development at Wellesbourne Airfield should be limited to existing sites where there are buildings. The actual airfield should not be reduced in size further.
Small infill sites within the older parts of Wellesbourne can deliver social housing to meet local need.

Wellesbourne is another village that has been transformed into a huge dormitory for commuters in recent years. To further exacerbate the ruination of the character of the village by yet more housing for people who will have to commute to work by car is inconsistent with the SWLP's aspiration to make South Warwickshire more beautiful with improved biodiversity. Houses need to be built close to where people can work (in or very near the larger towns and conurbations), not encouraging people to commute long distance on already overcrowded and poorly maintained roads. The country towns and villages must be preserved.

Huge concerns regarding the flood risk that development to the south of the village will bring as the water run off will be greatly impacted.
Wellesbourne wood is ancient woodland and has varied flora and fauna and these should be protected from development causing disturbances to the ecological environment.
Increased traffic impacting on air pollution and congestion, there are already issues with congestion.
Health care is under pressure in the village further development will further exacerbate this.
Wellesbourne will lose its heart as a village and become a town losing its valuable sense of village community.

My family has lived in the beautiful historic village of Newbold Pacey for most of our lives. Critically, this is a Conservation Area
( Stratford DC initiated ). This proposal would put us in the middle of effectively an urban corridor between Wellesbourne and the M40 near Oakley Wood. This is an horrific prospect .
Regarding the expansion of housing to this proposed extent ; I understand that there are over 30,000 unoccupied residences in South Warwickshire. If this is anywhere near correct , it would be madness to build yet more huge new housing estates in this area !

SG16 would significantly impact the setting of Charlecote which is a significant tourist attraction (NT). The River Dene runs through it - flooding issues and of course it's a significant wildlife haven. Having previously saved Wellesbourne Airfield from development in a landmark case by SDC, it would be insanity to close it and build on it, as well as it being against national security and planning guidelines and detrimental to the future of aviation in this country.

The land around Wellesbourne Airfield is greenbelt, with biodiverse wildlife corridors and land that forms part of the Dene and Avon flood plains. It is not therefore suitable for housing and industry development. Better uses would be for community farms, orchards, community solar energy, rewilded green space, training sites for agriculture, horticulture and fruit orchards, much more in keeping with the rural landscape, local nature recovery, food security, health and well-being and flood and climate mitigation. It also offers scope for sustainable employment in the green sectors, better alternatives to transport/distribution hub use and more traffic.

I'm in Wasperton and already the A429 struggles with heavy traffic during rush hours, making it very difficult to enter/exit the village. This development would hugely increase traffic on the A429, making it impossible/unsafe to enter/exit Wasperton at peak times.
I also object for the reasons that this development would greatly damage the natural beauty of this area particularly being so close to historic villages eg Charlecote and the NT.
I object to the airfield being built on because it is a site of local enjoyment, locals meet at the cafe and watch planes - my kids love doing this.

Its inclusion would have an adverse effect on Wellesbourne as a village. It would make Wellesbourne feel like a town. Wellesbourne has grown rapidly over the last few years. There are already stresses on the utilities (particularly water supply), school and healthcare facilities in the village. This proposal would have a materially adverse effect on the village, causing a loss of green spaces and reducing air quality and increasing demand on local infrastructure and facilities (including increasing traffic) without any corresponding benefit.

The inclusion of SG16 would, ultimately, lead to the loss of the allotments, which are an important facility.

YES ONLY IF the development is high density, linked with public transport and active travel infrastructure.

Do not build detached homes anywhere.
Painted bicycle gutters are NOT active travel infrastructure.
A bus is a bad public transport solution.
