There is already significant congestion on Birmingham Road and the A46 junction. This development would further worsen traffic flow and deteriorate air quality.
Additionally, there are existing drainage and flooding issues in nearby residential areas during heavy rainfall and this plan could worsen these problems.

With regards to Clopton quarter, I object to the development due to the lack of an adequate Sustainable urban drainage system to accommodate the reduced drainage area with the addition of 700 houses on open space.
There is also a total lack of capacity on the existing road network.

This growth area creates a collar around the town, and by creating homes outside of the A46, this will provide a barrier, without effective green crossings, and hence an isolated community with poor transport. New Settlements are a better option, and transport and other state of the art infrastructure can be designed in at the outset.

There would be an irreversible and detrimental effect to the green belt land, devastating to local wildlife, destroying the local landscape. The traffic congestion would be unbearable, many in the area are already at breaking point from constant delays! The impact on air quality from increased emissions in this area would be awful, not a place we want to raise our young children! The increased risk of flooding, in an area that has already suffered significant damages from floods in recent months alone!

This proposal is ill thought out for the development of Wilmcote and Bearley villages outside Stratford. The single carriageway A3400 where the proposed development is planned is already unable to cope with traffic at the moment, queues at peak time and weekends are already backed up to the Featherbed Lane Junction. In the opposite direction, the traffic heading to the M40 via the A3400 will cause chaos in the already gridlocked neighbouring village of Henley in Arden. The small and outdated railways stations of Wilmcote and Bearley are without car parks and both situated on narrow country roads.

I strongly object to the development of the Clopton Quarter Parcel of SG18. More focussed needs to be placed on developments in new areas with new amenities and infrastructure.
Stratford Upon Avon is already suffering the effects of too much short sighted developments adding extra strain to the resources and infrastructure of a small town.
Flooding is becoming a regular occurrence and not just isolated to the recreation ground and canal side centre of town.
Birmingham road has become impassable at times, due to excess water run off, that would have otherwise been absorbed by the fields, now developed on.

This area of land is a vital asset to the local community. It borders a Nature Reserve and the Welcombe Hills and so is full of wildlife, including bats, hedgehogs and owls. It serves as a vital Wildlife corridor round Stratford. Building here would also cause light and noise pollution and further aggrevate the congestion on the Birmingham Road, which is already blighted by traffic fumes.

Sustainable Travel - Current Bus and Train services are unreliable, the problem is likely to be compounded with an increase in population. Road travel is also badly effected by congestion.
Employment Needs - High lease costs has led to lots of empty retail outlets.
Flooding - The area is prone to flooding with no brownfield sites to reclaim, a massive increase in development removing the natural run off into fields will only make this worse.
Policing, Healthcare and other services - A large increase in the population will require a proportional increase in the services provided.

It will impact experience of ‘Welcombe Hills’ (Clopton Park), a vital community asset.
It will create urban sprawl and ruin the characteristic of the landscape and area’s heritage.
Detrimental to flora, fauna and ecology of Clopton-House Meadow Nature Reserve and Welcombe Hills.
Goes against the council’s core strategic objectives and Heritage assessment.
Add to chronic traffic congestion, with unfeasible dangerous access.
Increased flooding in areas of zone 2 & 3.
Should be safeguarded for sustainable future food production and supporting existing biodiversity of the area.

It will have a negative impact on the Welcombe Hills nature reserve as it will push wildlife away from it. Also noise pollution and light pollution (during construction and afterwards) at night will have an adverse impact on the nature reserve's animal life, in particular the bats, deer and badgers. It will obviously also destroy all life within the construction area.
It will also ruin the enjoyment of the Welcombe hills for stratfordians and visitors.
Birmingham road will also suffer more congestion making life even more difficult for residents and visitors alike.

Relating specifically to Clopton Quarter - this area is green belt and therefore should be protected from urban sprawl. The Welcombe Hills is a nature reserve and building on the Clopton quarter would intrude on this.
Since recent building work just off the Birmingham Road, there has been on increase on flooding as there have been drainage issues. This will worsen if the Clopton quarter is built on.

I disagree with any further expansion of Stratford. The noise pollution is horrendous. The traffic, congestion is well above what it should be for a small town. The resources around Stratford are over stretched and what about the wildlife, taking away the countryside from the animals and plants which made habitats is a total climate disaster.
STOP building, the whole of Stratford is becoming a nightmare to live in.

I do not agree to the plans being considered for the Clopton quarter due to drainage and waterlogging issues already apparent. Our property is already waterlogged regularly throughout the year. This will become worse if more of the area is developed. The proposed plans are on green belt land encroaching on the welcome hills. Urbanising this area will result in a loss of openness for the area and will destroy local natural habitats.

Objection in relation to Clopton Quarter land.
The urbanisation of this greenbelt land would have a detrimental effect on a vital community asset, the Clopton Park and Welcombe Hills Nature Reserve.
Irreversible loss of openness in this area would create intrusive urban sprawl, damaging the experience of spending time in the area.
Development would destroy existing vital habitats, and increase noise/light pollution, having a detrimental effect on protected wildlife in the LNR.
Access to this site isn’t feasible; further congestion on the Birmingham Road.
The soil is grade 3, and should be safeguarded for sustainable food security in the future.

Inappropriate development of a historically important green space. Building should not be so close to the Clopton / Welcombe estate with its Shakespeare connections.
Stratford infrastructure will not cope with extra people & cars: schools, flooding, river-crossings, trains, doctors etc.
