If you need to expand further in Stratford, this side makes more sense due to access to A46, making commuting a better option. Best to add a pub, shop, and community centre to minimise additional traffic to Stratford centre. Also increase bus routes, pathways cycle lanes into town

My comments are focused on the Clopton Quarter
1/ This is green belt land by the Welcome Hills nature reserve and should be protected so future generations can enjoy the wild life it supports. It is an asset for Stratford.
2/ There is no access to the site and the landscape will be irreversibly changed and ultimately will lead to lots more traffic congestion and pollution which is already a problem in Stratford.
3/Also more housing increases the risk of flooding which has been a problem in this area, there is just nowhere for the water to go.

This is regarding Clopton Quarter.
I would like to register my objection to building new houses in this location. This is green belt land, and part of SDC core strategy Special Landscape Area. The constant erosion of green belt around Stratford is not good for the town or the residents who enjoy using these areas for leisure and exercise, let alone the wildlife and natural water management that it provides. The existing infrastructure on Birmingham road is already insufficient for the amount of traffic coming in and out of Stratford.

I strongly disagree - these proposals are simply to build low quality, high maintenance housing which will add to the swathes of awful estates that already exist in the area. There is already too much stress on the area in terms of traffic leading into Stratford Upon Avon - do you want to increase road accidents and stress to area? The only development that is required is to Stratford-Upon-Avon town centre which is in dire need of development. No housing required!

Part of SG18 MAY be suitable for development, but the A46 northern bypass should remain as the northern edge of the built up area of Stratford and all parts of the existing greeen belt should be protected from development except where there are existing brown field sites. SG18 includes the former Burton Farm landfill site which is not suitable for residential development owing to the risk of ground water pollution from leachate The Environment Agency considers the low lying area to the south of SG18 (closest to the A46) to have HIGH CHANCE of flooding between 2040 and 2060.

Existing infrastructure, including the park-and-ride and planned business park, enhances its potential. Work has begun on a new Neighbourhood Development Plan to refine proposals, ensuring development respects the town’s landscape, maintains connectivity, and includes essential infrastructure like schools, healthcare, shops, parks, and transport links. Development should follow natural contours to preserve the town’s character. An initial map outlining SG18’s potential has been submitted separately as part of STC’s consultation response.

Infrastructure both road, water & waste cannot sustain further growth at scale to this area, and would substantially change its nature - this would/ could change the boundaries of villages and change villages into towns. This could further harm the environment and wildlife in the area. This could also harm the tourism which this are relies on so heavily. Re Clopton Quarter in particular, I don't support the additional loss of green belt land on the edge of the town and the impact on the local landscape and the visual intrusion toward the Clopton House Meadow and the Welcombe Hills which are key community assets. The land supports wildlife including, deer, barn and little owls, stoats, bats amongst others that will be negatively impacted. The Birmingham Road is already the main choke point into town and often suffers from flooding and so further significant housing development in this area will exacerbate this.

SG18 encompasses areas including Cophams Hill which provides an excellent opportunity for a sustainable, mixed-use development including land for a primary school and community facilities. Whilst the SA raises environmental challenges for SG18, the Vision Document (see enclosed) demonstrates that the site is sustainably located and capable of robustly addressing and mitigating the matters raised in the SA. The site’s proximity to Stratford Parkway Station, Park and Ride, and the town centre aims to reduce car dependency and promotes active travel. Furthermore, the site constitutes “grey belt” in accordance with the definition of the NPPF (Annex 2).

Development on non-green belt land should be prioritised over development on green belt. Total housing needs can be met without developing on green belt so morally not right to remove green belt without exceptional cause.
These areas are better supported with existing infrastructure and transport network without requiring major investment on more remote, less connected areas.
The opportunity in terms of yield is higher in these areas so there is a duty to fulfil the housing needs in the most responsible way considering this and the green belt obligations.

I believe in principle with some areas highlighted, specifically South of the A46 and Bishopton. There must be infrastructure in place before any building should take place. Reasonable transport links with site being close to the A46 and railway station. Clopton area should NOT be developed, this is an area of natural beauty and should be maintained for the benefit of local residents. I also believe that there should not be development North of the A46 around the canal. Additional infrastructure should be in place before any building takes place.

Whilst the aim is for people to live close to where they work and for Active Travel to be a priority, it must be acknowledged that people often choose to reside and work in different places. Commuting is the norm and the SWLP must accommodate this. Settlement expansion and locations of new settlements must be supported by transport infrastructure. Transport links around Stratford are at capacity. The A46 needs upgrade before it can be considered for further substantial development.

Fundamentally Stratford town and the surrounding villages will lose their character and attraction as a tourist destination if they are merged by infill. This is contrary to the District planning policy. Area south of Bordon Hill is already suffering from flooding and the river from poor water quality after development north of the B439. There are a significant number of brown field sites that stand ready for redevelopment in and close to the town centre that would provide more affordable and more appropriate housing to meet needs.

Area was subject to a planning application (18/01664/FUL) & was refused for many good reasons including:
1. Contrary to number of Stratford Upon Avon DC Core Strategy policies which I believe are still relevant today if not more so.
2. Lived in the area for 6 months now & have been concerned by the substantial local flooding around the race course area & Luddington Village. More houses at Bordon Hill Farm will increase the flooding risk.
3. The loss of what is defined as "best and most versatile" agricultural land to more housing together with the incursion into open countryside.

There are a number of protected species nearby including Bats and, in the pond, Great Crested Newts. We need green spaces!!! Planning application previously refused by SDC (18/0164/FUL) for extremely good reasons. It contravenes numerous aspects of the Stratford-upon-Avon District Core Strategy, which are still relevant including risk of flooding; losing high grade agricultural land; increase traffic and light pollution; affect to wildlife; entrance to Stratford. SOA Town Design in 2002 stated 'fields either side of Bordon Hill...should be protected in perpetuity.'
It is outside the defined built up area of SOA. I am against footprint of the town being increased further when there is so much un-utilised areas suitable to development within the core town.

SG18 West of Stratford-upon-Avon: SG17 would extend the built-up area beyond the A46 Bypass, its natural limit, and beyond the Western Relief Road between A46 and B439 Bidford Road. A large part of SG18 is Green Belt. The part south of the A46 would result in Shottery, a historic village on the western edge of the town, being encircled by development. Developing this land would require extensive new provision of services and would lead to largely car-dependent housing.
The part of SG18 within the bypass would be suitable for housing; the P+R car park is too large for actual need.
