I am extremely concerned to find out that there are plans to build a housing estate so close to the Welcombe Hills. The loss of this land to building will hugely impact the local wildlife including protected bats, barn owls butterflies etc. This is a beautiful area which brings great benefits to the town of Stratford and provides much needed open green space for local residents and visitors to the area. The building will inevitably cause additional flood risks to existing houses and any new buildings. More housing will negatively impact the local infrastructure, increase traffic and create more pollution.

No because you are not providing the necessary facilities for these extra people, I. E doctors, dentists, etc and stratford town is at gridlock now and cannot cope with this huge influx of new residence which will also be eating up the beautiful green belt! And causing more pollution and flooding issues

The proposed houses will have huge light and privacy impact on existing houses due to its elevated nature.
It will dramatically alter the landscape of Stratford as the 1st thing you see driving in.
Flooding has already increased on Luddington Road and surrounding properties due to the roundabout construction this will be further impacted by development on the hillside with more run off.
Building on the hill will cause huge safety issues with traffic turning onto the hill with a blind crest. This will lead to accidents and potential fatalities. The area is totally unsuitable for development

Parts of this area are green belt and there are no "exceptional circumstances" for allowing its status to change. The parts outside the green belt could provide modest development within the economic area of Stratford. The area should be split in two for the purposes of the SWLP.

This would greatly increase Stratford sprawl
We are in danger of losing views across the countryside, beautiful views which attract so many to this region, at this site wonderful views across to Bredon Hill, Cotswolds and Malverns, already marred by huge solar reflective fields
I gather mixed industrial use is planned, this will cause an increase to business hours traffic on the A46 which already gets clogged all the way to Redhill and beyond,causing residents of the Graftons area having to go into town and round via Bordon Hill when coming in on A46 from M40

This site is so close to the Welcombe Hills nature reserve and provides an attractive openness which would be lost forever. Any new urban development would damage this environment and be a blot on the landscape. The historic character of Clapton House and the rest of Stratford upon Avon would be adversely affected if yet more of its green space was built upon.

Please see full attached comment; In conclusion, the proposed release of this greenbelt land directly conflicts with the NPPF’s principles. The site strongly fulfils purposes (a), (b), and (d) of the greenbelt, acting as a critical buffer against urban sprawl, maintaining separation between settlements, and preserving Stratford-upon-Avon’s historic character. It is neither "grey belt" nor previously developed land, and no exceptional circumstances justify its release.
Development here would cause an irreversible loss of openness, harm the countryside’s character, and undermine greenbelt policy. Protecting this land is essential to ensuring sustainable development and safeguarding the long-term public interest.

Britains infrastructure spending is out of control, if other countries can perform this civilised task so can Britain. Thanks to town and country planning l, since the 2nd World War, swathes of the countryside remain
unspoilt . These swathes are the true wonder of Britain, Sir Keira brutalism shows them to be suddenly fragile . Their salvation has never been more urgent . The countryside is being threatened by a government that actually boasts its desecration. It must be assessed for scenic value composition, trees meadows, floral diversity because when they are gone they are gone forever .

Evesham Road is unable to support the level of traffic that will result from these developments, being already dangerous at the roundabout at Borden Hill or at the pinch point by the Shell garage at the other end and feeding through town.
Area already floods with 2 days of rain. Building on farmland means this water has nowhere to drain to so will without doubt move downhill creating flooding to Luddington Rd and the houses on it.
Unacceptable impact on the visual amenity of what is a protected landscape and significant impact on residents privacy

It is in the Green Belt / adjacent to it and we should not be building developments on it.
The A46 provides a useful boundary. Once we start development on the side of the A46 opposite to Stratford then there will be no boundary, and everything will be fair game for development. If we wanted to live surrounded by concrete we would have chosen to live in Coventry or Birmingham.
A34 into Stratford from Birmingham is already the worst congested road in the area.
We don't need extra houses or industry; say no to both. Keep Warwickshire Beautiful.

The proposed sites SG18 north of A46, SG23 Henley Arden and SG24 Hockley Heath which all sit on the A3400 further compound this issue and it is simply unsustainable and along with the proposed BW site these sites will lead to more accidents, fatalities, more traffic and more delays.

I oppose the proposal to develop the Clopton Quarter including the Welcome Hills for the following reasons:
The adverse effect on wildlife and protected species in the area.
The destruction of the open landscape enjoyed from the Nature reserve
The Greenbelt being transformed into another built on urban area ruining the landscape
The reason I recently moved to Clopton was to get away from a built up urban area and to enjoy the beauty and tranquility of the adjoining landscape and wildlife.

I do not support any new development within Greenbelt the isn't on Brownfield land, this aligns with the National planning policy framework (NPPF) 2024 (see paragraph 144) states development on green belt is only permitted where exceptional circumstances are fully evidenced are justified. this along with other sites on or near to the A3400 will lead to increased traffic on an already congested road, leading to more accidents and a reduction in Safety.

Clopton Fields parcel - no as it is greenbelt land that borders some local nature reserves, would affect the character of local countryside and increase issues with flooding from run off the hills.
A3400/A46 patch - no as it is cut off by dual carriageway and is not large enough to be self sustaining. More congestion on A46.
Area around P&R - yes as long as there is substantial investment in community infrastructure.

The proposed SG18/Clopton Quarter development threatens Stratford-upon-Avon’s Green Belt, countryside, and heritage. This land plays a key role in preventing urban sprawl, maintaining settlement separation, and preserving the area’s historic character. Developing this site would lead to irreversible environmental damage, disrupt numerous wildlife habitats, and worsen existing flood risks. Increased traffic would further congest already strained roads. With alternative sites available, there is no justification for sacrificing this protected land. This proposal contradicts national planning principles and would significantly harm Stratford’s natural and cultural identity.
