No exceptional circumstances to release land from Green Belt. Topography will make utility and infrastructure provision financially prohibitive, especially without unreasonable impact on existing landscape, community and residents. Roads currently designated as dangerous and already subject to lengthy and ongoing representation from residents to the council regarding volume and speed of traffic. Not an enterprise hub, residents would need to travel and commute out of area, putting increased pressure on already very busy local roads. Sewerage and flooding are also already issues, indicating drainage and sewers are unable to cope with increased demand.

Our roads are already congested , breaking up with current traffic, many roads in this area are frequently flooded. Services are already overstretched. Housing already planned and agreed by neighbouring authorities are causing even greater problems on the roads around Wood End, Tamworth in Arden and Earlswood. The train station has limited scope - single line, no potential for taking much traffic off the roads. This area is somewhere for walkers, horse- riders, cyclists come to enjoy. The rural nature of the villages is being eroded.

Punching a hole in the green belt for a new development is preferable to towns and villages sprawling into each other.

The proximity to the motorways M40/M42 support this location, along with the existing railway station at Wood End. Housing developments alongside motorway corridors are already established elsewhere nationally and because of the motorway the countryside here, whilst valuable, is less pristine and less ecologically important than other sites under consideration. The site would also be convenient to commute to Birmingham and Solihull for employment

Hancock Town Planning Ltd represents the Tanworth Educational Foundation (TEF), which owns land assessed as Site 238 in the Housing and Economic Land Availability Assessment. TEF supports the new settlement A2 and the inclusion of Site 238, highlighting its availability, proximity to sustainable transport options, and existing community facilities. The HELAA's constraint score for Site 238 is challenged, particularly regarding educational needs and agricultural use. TEF argues that the site has low visual sensitivity and suggests that the area near the electricity line can support biodiversity gains without reducing developable space.

The proposed development site is unsuitable due to its undulating and sensitive landscape within the Green Belt, with significant ecological and historical value. The area lacks adequate infrastructure and utilities, making development financially prohibitive. Current infrastructure, including Wood End Station, is limited, offering only one train per hour and experiencing frequent flooding. The road network consists of country lanes prone to surface water flooding and congestion.

I wish to object to the proposed developments around our villages. I live in Kineton but have strong links to Tanworth-in-Arden and Wellesbourne. While I've seen new housing benefit local shops and communities, these developments would transform our villages into towns without the necessary services. The increased traffic, especially in Kineton, would create significant issues at narrow junctions. Additionally, the Labour Party's manifesto promised housing on brownfield sites, yet these proposals target green fields, which would permanently damage the natural environment. I urge a reconsideration of land around existing towns for housing, as South Warwickshire's villages should remain distinct.

Better to put an isolated hole in the Green Belt near transport links than induce sprawl of larger towns towards each other.

The land is clay and holds a very high water content for at least 3 months of the winter. Building on this land would have a considerable impact on the water table and run off during the winter months and/or periods of heavy rain.

Location has the potential for rail station connectivity. Additional land adj to the M42 could be allocated to serve strategic employment needs. Site A2 could also assist in meeting unmet housing needs from Redditch/Bromsgrove.

The Government and local authorities should be developing policies to bring under-used existing dwellings (ABNBs, second homes, etc) into the housing market rather than developing on green belt and rural land.

I Object because it is Green Belt Land for Farming / Local nature / Hedges / Wood Land . This over Development . Infrastructure is total unsuitable for the increase in Population in that area .The traffic flow would increase to unmanageable levels on the present lanes in and around the local vicinities .On the A4177 into Warwick / Leamington / M40 . already at capacity in rush hours. New junctions would be required at the intersection B4439 / A4177 / Brownley Green Lane. Hatton Railway Station would require a Larger car park .New Schools ,

In appropriate site, significant degradation of the environment, no infrastructure and would change the area beyond recognition.
