What a pity you did not decide to pursue this further. Many other authorities embrace regeneration as a means to produce fantastic urban sites with fabulous buildings, centres of social engagement and provide culture and community. You are deciding to side step your way - this is a sad reflection of your priorities which seem to be more and more aligned to the interests of the developers and not the community.

This is one of the weakest sections of the document. Lack of vision, ambition and energy.
See comments in 6a. [WDC should take the initiative in setting up Development Agencies to regenerate Old Town and canal side areas. This development could include mixed employment (workshop) and housing. There is already too much retail space and unused sites could be developed.]
Airport land at Baginton needs regeneration too.

No green field development, only brown field or rejuvenation of existing areas.
Or you could be revolutionary and look after the existing population first before destroying the character of the town completely and make a stand against the plans of outside interests.

Recognising that rural deprivation, although scattered and disparate, is prevalent in parts of the district, greater the Council needs to identify positive measure to relieve the specific problems. Again, this may be an area where the necessary actions will seem to be disproportionate to the efforts involved, though nevertheless essential.

What I don't understand is why the Core Strategy is excused from touching on detailed policies for regeneration when it does this for other aspects. It would be useful to define (at least some of) the elements of regeneration. Without this it is a non-statement.

Regeneration has to be linked to the regeneration of an area to be low carbon. Also specific incentives should be provided for the provision of 'green jobs' especially those linked to low carbon technology and services

Believe that regeneration of under used land that could be made into growing land could provide opportunities to grow food and be more self-supportive across the community - it could also help to reduce waiting lists of existing allotments

No - if it is the case that the Government is entitled to require the Council to identify "options" (and that is not accepted) there is no indication of criteria used to determine what is "reasonable". The Council's proposals are to override the need for "planning approval" and that in itself is not reasonable.
