Objects to GT02 on the following grounds:
*The nearest doctors surgery, primary and secondary school are at capacity.
*The site is on a High Risk travel route. No bus stop is available on the Fosse Way and providing one would be unsafe for road users. The Fosse Way is already busy and dangerous, especially from increased Jaguar/Land Rover traffic. No path or pavement to walk anywhere and cycling is dangerous on busy commuter routes.
*The proposed site will have a visual impact from Harbury and The Fosse Way.

Local GP surgeries are either full or not served by public transport meaning no convenient access.
Radford Primary School is almost full and will be oversubscribed if the proposed new houses are built in the village. Harbury Primary School is also full.
The public transport is satisfactory but residents are likely to use their own transport. There is a bus stop on the B425 but no pedestrian links from it to the potential site.
Site will generate hundreds of traffic movements daily adding to peak time delays on a fast road that is designated a High Risk Route by the County Council. Being on the junction of two major roads the access may require highway improvements but it's unwise to introduce more traffic here. Also any new bus shelters, pedestrian crossing, street lighting etc will add to the urbanization of the area.
Fosse Way a very busy main road which creates the potential for noise and disturbance to site residents
Site has no mains sewerage, drainage or gas and only a limited rural electricity supply line so fails to meet the Council's site requirement criteria.
At this point the Fosse Way is on its original alignment so considerable archaeological remains will be destroyed as previous remains have been found locally. Therefore it's important that archaeology and heritage of the area can be recovered and safeguarded prior to any site works.
The proposed site will cover 0.8 hectare (8000 m²) which is four times the size of the Exhibition Centre and could increase if working space is also included. The large number and variety of caravans and vehicles in the bottom of the valley cannot be integrated into the landscape without harming the visual appearance and character of the area. Also the historic traditional Woodlands provide habitat for birds and small mammals (Pipistrelle bats, great crested newts) and would be greatly affected by the site and possible intrusion and activities of younger residents.
The village of Radford Semele over 1.5 miles away and there is a very small community in Fosse Way (20 houses) within half a mile of the site. The 120 residents on site will absorb rather than integrate with this small local community so will not encourage peaceful and integrated co-existence.
The proposed site has no mains sewerage, drainage or gas and the electricity supply is a limited rural line which will possibly need upgrading to an increase in demand.
The perception of the site will impact on the Warwickshire Exhibition Centre which is likely to lose events and make it impossible to continue operating resulting in job losses. Local economy will lose the money spent on accommodation, food, entertainment etc from visitors to the Exhibition Centre (c£5m). Additionally several other local businesses (employing between 50 and 60 people) would be caused significant difficulties by this development.
Unauthorised expansion from the site onto agricultural land could mean contractors would not risk tractors and equipment and together with crop damage and possible rubbish deposits could result in the land becoming unsightly and unfarmed.
Fosse Alpaca and Kune Kune Pigs are located close to the site, and it is important to protect the animals from diseases (foot and mouth, bTB and Parro virus) which can be spread by human trespass and unvaccinated dogs. The animals graze on fields between the site and the Grand Union Canal.
The site will be major invasion into the openness of the countryside and will be an irreversible urbanisation of the entire area and make further 'ribbon' development harder to resist.

No doctors' surgery in vicinity and nearest has no capacity for new patients. Possible health and safety issue if medical emergency.
Site some distance from Radford Semele school and issue of children's travel - no bus service would fit in. Bus stop and overgrown grass verge and very dangerous. Returning children would have to cross very busy main road - would be dangerous for children to wait.
School Lane congested in mornings and afternoons at school times with no safe area to park.
Walking to school out of the question - no footways.
Question provision for secondary education. Question impact on culture and traditions.
Question consultation with G & T communities.
Fosse Way an extremely busy road with history of accidents including fatalities; is restricted and narrow - further traffic would increase potential dangers.
Rural area with beautiful scenery would be ruined. Can be viewed from many directions. With other proposed developments area would be completely spoiled.
Area of archaeological interest.
Loss of Exhibition Centre, a successful business employing locals and contributing to the local economy. Threat has already affected bookings.
Negative effect on local area.

Objection the following reasons:-
The nearest GP surgeries are full and the Cubbington Road Surgery is 4.7 miles from the site but is not served by direct public transport so there is no convenient access to a surgery.
The Radford Primary School is almost full and if the additional houses are built in the village it will be full. It is outside of the Harbury catchment area but Harbury Primary School has too many children already.
The public transport is satisfactory but irrelevant as the residents are likely to use their own transport. The bus stop on the B425 has no pedestrian links to the potential site.
The 15 pitches could contain up to 50 vehicles and generate hundreds of traffic movements, adding significantly to existing peak time delays. It is on the junction of two major roads (Fosse Way is designated a High Risk Route by the County Council) and so highway improvements may be required although it is possibly unwise to introduce even more traffic turns at this major junction.
This site is adjacent to the Fosse Way, a very busy and noisy main road, likely to cause potential for noise and disturbance for site residents
The proposed site has no mains sewerage, drainage or gas and the electricity supply is a limited rural line which will possibly need to be upgraded to meet an increase in demand, placing pressure on local infrastructure.

New site entrance close to the existing roundabout will cause additional problems with traffic flows and could lead to a serious accident.
There are no amenities close-by and school places and GP surgeries have limited capacity.
Sites like this usually create a litter problem and have hygiene issues. Children are often left to play unsupervised in/near roads and vehicles are parked inconsiderately.

Local primary schools oversubscribed and involve a dangerous journey. Historically taxi service provided locally due to danger. Potential for absenteeism from difficult access.
Similarly NHS (approx. 7 miles) and GP surgeries (3 miles with no bus).
Site previously rejected in SHLAA as not suitable for development because of access to schools, services and employment.
B425 and A425 have no footways and are busy with congestion at roundabout and history of accidents - traffic from sites would exacerbate. Public transport non-existent and secondary schools even further away. Cycling dangerous. Bus stop on A425 dangerous and none on B425 - provision would increase danger.

Difficult to screen in landscape causing local resentment.

A significant portion of the search area is land associated with the operation of local businesses so taking of this land will adversely affect and may cause the closure of the business. This is contrary to the draft Local Plan clause 3.4 bullet Point 1 re: facilitating the growth of the local economy and 8in particular the rural economy (rr: statement on page 8).

Not a safe location. Fosse Way notorious black spot for high speed traffic collisions. Increased danger with caravan entrance.
Site only has rural electricity line which would need upgrading. There is no mains drainage.
School is near capacity and future houses are in plan which would fill it.
No local doctor.
Impact on WEC and loss of employment. Visitors also give boost to Leamington and other businesses.
Major impact on local economy.

SA report full of question marks yet this site comes equal first choice.
WEC will have to close if site located here. Already suffered through this proposal. Impact on local economy and loss of jobs.
Next to Roman road which is listed in Archaeological register with recent pottery finds. Also medieval toll site.
Nearest GP is 5 miles away not 1.5. Surgery is full and there is no direct bus service. School in Radford Semele also full.
High risk route with serious accidents. Bus stop is on grass verge by busy roundabout with no pavement access. No street lighting, no paths and cycling high risk activity.
Additional costs to providing facilities at nearest villages.
No mains drainage or gas supply and provision would be costly.
Close to protected ancient woodland and would have considerable impact with noise and light pollution, on wildlife, including protected species.
Visual impact would be enormous and could not be screened by hedging or landscaping.
SA report fall short of full exploration of the issues, which, when fully researched will render site unsuitable.

Unsuitable road - fast and busy.
Would destroy the WEC which is growing.
Very unsightly from surrounding area which is open countryside.
Infrastructure not there and would be costly to put in.
