Cubbington already busy with traffic especially the village centre at school times.
School is at capacity. new houses will mean children in surrounding areas will be out of catchment with nowhere to go.
No infrastructure to support an increase in population in the village. Nearest GP planning to move further away.
Flooding already an issue, poor drainage. More houses will compound problems
Site is in the green belt and should stay.
Increasing size will take away village feeling.

Potential increase in flooding.

Supports the addition of Polices Map 13 and its identification of the Land East of Cubbington (H50) as a new housing allocation including its removal from the Green Belt. The removal of the site from the Green Belt and its allocation for residential development will assist the Council in meeting its housing need in sustainable locations on the edge of built up areas and ensuring an adequate supply of housing land.
Query low number of dwellings allocated for site - should be treated as minimum subject to technical assessment.

No further consultation has taken place with PC to change number of dwellings.
Housing density brought into question.
-The proposed site contravenes NPPF as it is in a Greenbelt area. This will also impinge on the proposed HS2 rail plan-adding to the known landscape issues.
-Developers may not be able to build dwellings at a reasonable price due to the need to install a complex and substantial drainage system increasing market values and pricing out younger generation.
-There are serious issues with the existing road systems around this area.
-There is a fear that large scale developments around Lillington and Cubbington boundaries may cause Cubbington to lose its identity or even be merged with Leamington.

-The local population was not consulted about the H50 sites.
-It is not inline with the previous local plan with a phased introduction of 50 houses at a time.

-The local plan doesn't make a justifiable case for 'exceptional circumstance' in Cubbington.
-Local plan doesn't address the need for provision of schools/medical facilities which would be an essential part.
-The increased risk of further flood damage to existing properties in Cubbington.
-House building would make B4453 a busy road more difficult to used due to increased traffic.
-Building of 95 homes would only add the difficulties in achieving a landscape which is conducive to the village.
-Also reduction in air quality, increase in air pollution and noise pollution.

-Building too many houses in a very small area to destroy the village atmosphere.
-The combination of cheap and modern houses will not fit in architecturally with the village and surrounding atmosphere.
The combination of the impact of this development and the adjacent HS2 rail project are cumulatively too much for the village of Cubbington.

This location is for housing in the Green Belt. This is not justified and not in accordance with national planning policy. Need for housing will rarely be sufficient to constitute the very special circumstances required for inappropriate development in the Green Belt. The H50 proposals at Cubbington would be a substantial projection of development into pleasant open countryside east of the village.
