They contradict the NPPF's sequential development approach, which prioritizes brownfield, densification, and urban extensions before greenfield sites. We generally support the recognition that new settlements and expanding settlements is required to meet the housing and employment growth requirements and is the most sustainable way of achieving this. However, we consider that large scale development proposals such as these should be complimented by a range of smaller scale allocations in the sustainable settlements such as Salford Priors in order to deliver much needed market and affordable housing in the short term.

I agree with the New Settlements proposal as this would then mean there is the opportunity to offer better facilities for the new build rather than putting pressure on the existing infrastructure which is already stretched - doctors, dentists, schools, local shops. I feel the new settlement near Warwick Gates has been set up well with facilities and so something similar where it's a community with shops, school, doctor, community space, nursery etc works well for a pleasant lifestyle.

This proposal is against the object of new settlements. Anyone living in this new development would travel through Stratford town centre for school/work/ shopping/leisure. The Clopton Bridge and surrounding area is already gridlocked, and more traffic would lead to more congestion on the already vulnerable bridge. There had been proposals to build a new bridge but this area isa flood plain and thus any new bridge would require a massive and costly structure which would simply lead to gridlock further east, and would not connect to principal roads. Furthering Stratford schools/gp services/dentists are already at capacity.

Agree with the need for at least one new settlement . The policy however makes no reference to the new settlements having a component of employment land, which in our view is a missed opportunity and should be addressed.

On balance, the approach set out in the draft plan seems reasonable, noting it is to respond to the required numbers dictated to the Councils by the standard method imposed by central government. It should be ensured that growth happens in a sustainable and sensible way, with any new housing and commercial development accompanied by necessary infrastructure.

I cannot support such a fundamental change to South Warwickshire - the scale of most developments alongside small rural villages is unacceptable and the overall scale of housing numbers will swamp services, motorway junctions and major health facilities. It destroys the natural environment which is already working hard to provide a safe haven for nature escaping the pollution and disruption of motorways, airport traffic and railways.

I believe the policy is flawed, it is a desk-based exercise and does not take into account the realities and impact of siting a new town next to rural villages. The Campaign for Rural England, 2023 Gary Kells' report states that the 35,000 plus (updated to 50,00 plus in 2024) estimation of housing requirement across SDC and WDC areas is a huge over-estimation based on Coventry and Birmingham inflated overspill requirements. No one can predict housing needs over 25 years (normally 15). Who could have predicted the impact of the Covid Pandemic on house prices?

No. I am extremely concerned regarding the allocation of a new settlement and the potential environmental impacts. Local Wildlife Sites, Potential Wildlife Sites, Sites of Special Scientific Interest, designated Nature Reserves and other important sites are incredibly important for wildlife within our natural landscape. It doesn’t appear that the Councils have considered these in the selection of their new settlement locations. Several proposed settlements in the Local Plan are within existing Green Belt, which if built on would have a negative impact on designated sites and wildlife including protected and declining species at these locations.

No one based near any of these new developments will really be consulted, this is a box ticking exercise, our concerns about enviromental damage or not investing in local infrastructure or services will just fall on deaf ears as long as new homes are built

New settlements are supported as a way of delivering the scale of housing needed in the plan.
However, the New Settlement Assessment relies, and appears to put excessive weighting, on land availability; resulting in 4 sites as more suitable! Strategic Planning should be used to define the locations, size, and infrastructure needs, of new settlements which benefit South Warwickshire, then land accumulated to deliver it, not the other way around.

The concept of new settlements is supported -they can deliver the majority of the housing needs, minimise effect on the environment, without detrimental effect on existing settlements.
However, the “New Settlement Assessment” appears to put excessive weighting on availability of land, with 3 out of 4 sites considered “more suitable” having 100% land available. A Strategic Planning assessment would consider the purpose, need, location, size, and infrastructure requirements of a new settlement first, and then consider how land can be accumulated to deliver it.
There is no evidence that the above approach has, or will be, considered in the assessment.

New Settlements would allow infrastructure to be planned (especially transport infrastructure) and the need for edge of town development (which places strain on existing infrastructure and can cause isolation) would be significantly reduced. It would also allow development to be placed in sustainable locations which do not harm the character of existing settlements.
