This area is more suitable for large scale development as it does not directly impede on an historic village and character countryside. It does not attract mass tourism and rat run traffic. Unlike historic villages Long Marston Airfield does not contribute to local economy.

The SWLP has 12 sites, 5 of these are Green Belt land and seven are non-Green Belt land. These seven non-Green Belt land sites have room between them for 46,500 dwellings. This includes Long Marston. The existence of these sites means that there are no ‘exceptional circumstances’ to develop any Green Belt site.
In order to comply with the National Planning Policy Framework 2024, all for these non-Green Belt sites such as Long Marston should be developed before any Green Belt site.

The site has major transport issues, and the accompanying evidence which suggests that a major transport infrastructure upgrade is not necessary due to internalisation is considered not tenable. However, this is a potentially sizeable new settlement, and as such could provide a well designed setting for homes and employment. It is partly developed so should be completed and expanded, if a major transport upgrade is included and implemented in advance, which would allow traffic and HGVs to get around Stratford-upon-Avon to the strategic road network via the A46, and to the Stratford Parkway Station for sustainable onward trips.

Long Marston Airfield has long been under development and the completion of this should be prioritised over more housing around the edges of Stratford. The Council should insist that the Long Marston developers put in facilities including doctors, schools and dentists, that I think I recall were originally promised to get planning permission but subsequently withdrawn with the agreement of the Council. The Council should take a hard line on contractors reneging on any development commitments.

New settlements are already in a position for increased housing development with provision of land in place. With new settlements infrastructure such as schools, shops surgeries and roads tends to be put in place during the building works. This tends not to be the case with Strategic Growth areas from my experience of the couple of decades.

This is a brownfield site and there are potential rail or tram links to Strratford and Honeybourne which should be seriously considered. This is a good location to build a settlement where many needs could be satisfied within a 20 minute walk as long as this was planned in advance.

I think this would solve all your housing issues. Infrastructure in the Warwickshire area as a whole is overwhelmed. If a New Settlement were built then all the necessary infrastructure could be included . The airfield seems to me to be the most sensible solution.

Would make a great strategic area to develop that can be thoughtfully planned. It would meet all the housing needs and at the same time: have the space for new infrastructure (schools, doctors, leisure centres etc); reduce urban sprawl and allow planned development in the most sustainable way (including the preservation of greenbelt land in other areas); and provides opportunity to reduce car traffic and emissions in surrounding towns though new public transport links (new train/tram line linking to Honeybourne and Stratford).

I feel that the land near Long Marston Airfield is more suitable as it is not Greenbelt land, it would be developing an area of significant housing rather than a small village and the housing would be more in character with the area than that of a small village.

Long Marston Parish Council website sets out the advantages of this location: "...with excellent communication in terms of access to rail, road and bus networks with direct trains to London, Birmingham and Manchester, for example, from a variety of local stations, with the M5, M40 and M42 all within easy access." Existing and recent development has resulted in new infrastructure that will be a significant enabler for future development.
