Long Marston already accommodated significant visitor numbers on a regular basis to their market.
The area is an appropriate distance from existing towns and cities to be able to adopt a new 'personality' of its own as a settlement.

A new settlement provides the opportunity to develop a planned infrastructure before houses are built i.e. roads, services and a community village approach a focal point rather than just an additional housing estate .The E1 proposal would provide homes south of Stratford in a new developing area with a planned road system

New settlements provide a sustainable approach to growth by easing congestion in Stratford and directing development to a more suitable location. This method meets housing needs while safeguarding green belt land and preserving the natural environment. With rail connections, including the Honeybourne Line, residents gain access to efficient transport options. Unlike urban expansion, planned settlements allow essential infrastructure such as roads, schools, and healthcare to be integrated from the start, preventing strain on existing services. This ensures well-balanced growth that benefits both communities and the environment.

This site is the most suitable of all the new settlements proposed. It is well supported by the existing infrastructure including the B4632. It is accessible to Stratford-upon-Avon with the full provision of services including healthcare, retail, leisure and employment opportunities. The site offers continuation to the current established and successful developments of Meon Vale and Fernleigh Park. The old airfield environment does not include any specific rural habitats which should be protected nor does continued development here result in the loss of any strategically important agriculture businesses. There is also access to Honeybourne railway station for commuter travel.

This site has all the potential required for a development of this size. The infrastructure exists the access to major roads and links to the motorway network. This whole area does not encroach on Green Belt and has been neglected for sometime. This development would enhance the whole area and maintain other areas of Green Belt which is desperately required.

This new site could meet all housing needs with least impact on the environment, preserving greenbelt land. It would take transport pressure off Stratford, and new settlements avoid urban sprawl which strains existing infrastructure.

This location should be considered as a New Town 'planned community' and I hope a new SPD masterplan can be developed to take account of housing and amenities at Meon Vale, Quinton, Pebworth. The final draft SA should reflect these cumulative impacts and opportunities, bringing existing settlements together while protecting their characteristics. As a whole this intervention could deliver around half of the Local Plan 'to find' housing numbers to 2050. Being designated as New Town could bring government investment to unlock the train-line 'spur' so a new station terminus connects to Oxford/London; no need to go onto Stratford.

If it's really necessary to to have new housing on this scale, the best option would be to create new settlements that will also include the infrastructure needed to support them i.e. offices, doctors surgeries, schools, shops etc. and also the transport links required to support the inevitable commuting and leisure travel.
Long Marston has been designed for this purpose and would provide these benefits with the minimum of time and cost and significantly less negative impact on the existing historically important area around Stratford and other towns and villages

This would take the congestion pressure off Stratford and avoid urban sprawl. This would not impact on green belt land and have less impact on the environment. There is the potential for a rail connection to the Honeybourne line. The space available means infrastructure like schools and doctors can be built as part of the new settlement.

Development at this location with appropriate provision of infrastructure would be preferable
It is of a size most likely to get the correct level of infrastructure such as schools ,health provision, shops and community facilities
This would be combined with a river crossing west of stratford to access transport links

The site has major transport issues, and the accompanying evidence which suggests that a major transport infrastructure upgrade is not necessary due to internalisation is considered not tenable. However, this is a potentially sizeable new settlement, and as such could provide a well designed setting for homes and employment. The TTG would support this location , as it is partly developed, if a major transport upgrade is included and implemented in advance.

A new settlement would be preferable. It could provide the infrastucture required by the new inhabitants, doctors, school, shops etc.
New road links could connect with existing roads and thus keep the extra traffic out of the already congested town centre.
