This site is very concerningly directly adjoining an Area of Outstanding Natural Beauty. Additionally, the proposal will impact the following Local Wildlife Sites: Meon Vale LWS, River Avon LWS and the greenway, dismantled railway, Welford Hill Farm Meadows PLWS, Rumerhill Coppice PLWS and Coxmere Coppice PLWS

Though this seems a logical place for further development, it should not go ahead without improvements to infrastructure in the district to handle yet more travel the will inevitably arise from this.

New settlements are better than just adding to oversubscribed existing towns with their congested roadways and facilities. New settlements are driven by strategic opportunities and not arbitrary land availability. They do not add to the urban sprawl and pressures on existing infrastructures. Such sites do not impact greenbelt land which should be always preserved. Furthermore, it does not add to the urban sprawl or congestion of Stratford upon Avon. Job opportunities and quality of life are greatly enhanced with excellent road connections and the potential for rail connection with the rail innovation centre connecting to the Honeybourne line.

Good, as takes traffic out of Stratford, c good transport links, not an extension of Stratford into the countryside, plenty of companies and jobs nearby

The various studies that have been undertaken have failed to demonstrate how the highway infrastructure can be delivered satisfactorily.
The current highway proposals have proven to be aspirational and not deliverable thus holding up development, so adding 10,000 more homes will make the poor situation worse.

This is the most unsuitable site that has been considered for development in the proposed plan. The original allocation was reliant on the western relief road which has had funding rejected twice. The highway infrastructure is already over capacity and there are queues permanently which will only get worse. The idea of a tram / rail down the Greenway is also ridiculous and too costly. The location is the further from other main highway and rail networks and the landscape is highly valuable as you travel towards the AONB. Please remove this site and any future though of development here

The site is unsuitable for such large scale development due to significant transport constraints. The site is poorly located to the major road network.
Vehicles will need to use the B4632 and either travel through Stratford (already congested) or pass through local Cotswold villages using the local road network.
In its report WCC gave the site a red rating (multiple challenges) for transport and concluded that it should not be put forward as a new settlement site.
Traffic analysis indicates that the volume of vehicles through the villages will increase at least fivefold based on 6000 dwellings which is unacceptable.

E1 should be a first-choice option based on its non-Green Belt location, its brownfield status, and the vast are of land availability. SDC should invest in re-opening the rail link to Honeybourne that would make transport infrastructure viable, and should look at alternative road expansion to the plan previously submitted which has left the new settlement at Meon Vale unsupported. Re-opening the rail link would provide genuine access to economic centres locally (Evesham, Stratford, Worcester) and the route to Oxford and London via Moreton-in-Marsh.

This is already all new housing in this area. Building further houses here would not negatively impact green belt, would meet housing needs and wouldn't negatively affect existing residents who have already purchased a new build home on a brand new site. It would encourage more infrastructure by building here.

Meon Vale has been a success. Takes congestion pressure off Stratford town, less impact on greenbelt than other suggested developments, infrastructure can be included.

Creation of a new settlement would preserve existing greenbelt and allow the development of sustainable infrastructure, including links to local and national transport networks.

New settlements are a better solution for sustainable growth. They reduce congestion pressure on Stratford by directing development elsewhere. This approach meets housing needs while preserving green belt land, protecting the natural environment. With rail connections, including the Honeybourne Line, residents benefit from efficient transport links. Unlike urban expansion, new settlements allow infrastructure—such as roads, schools, and healthcare—to be planned and built as part of the community, preventing strain on existing services. This ensures balanced, well-planned growth that supports both residents and the environment.

Heavens above, ridiculous assumption that the whole area can accommodate more new houses.. the impact that the new homes/vehicles will home is immense.. Having to commute now on the through roads is just stupid.. adding an extra 50 mins journey time to work.. traffic just backs up all the time.. Perhaps the planning dept would like a proposal to build additional housing in their back garden.

This area has development nearby already and seems a more appropriate area to create a "New Settlement". New settlements seem preferable to areas of seemingly random developments around already existing settlements.

E1 includes the areas that have received planning permission and are under construction. There are currently restrictions on development taking place until improvements to the transport infrastructure around Stratford are carried out.
Studies have failed to demonstrate how the highway infrastructure can be delivered satisfactorily.
The NSA identifies transport infrastructure as the critical concern at E1. If further housing and employment development is to be allocated there must be deliverable proposals for a new ring road around Stratford and improvements to the B4632 Campden Road.
Current highway proposals have proven to be aspirational and not deliverable thus holding up development.

This seems one of the better possibilities for development as it is a brownfield site, already is in a corridor of new settlement development and easily accessible, offering opportunities for economic growth, new jobs and better infrastructure development. Such a site will not add pressure to an already overloaded and congested town such as Stratford on Avon, and with the potential of a new Chiltern line, with a parkway station, two miles away could have a much larger economic and strategic impact in the long term for south Warwickshire.

Long Marston is situated several miles outside of Stratford down a road that already can’t cope with the traffic volumes heading into Stratford. There is insufficient infrastructure to support this development. School and GP places are on their knees. Leisure facilities are poor. job opportunities are limited
