New settlements are more preferable; less congestion to Stratford. There is more space for schools etc to be built which would ease pressure on current facilities.

Crynodeb o'r Gynrychiolaeth:

This proposed development is ill conceived. Sacrificing precious green belt which is already so severely depleted. Study after study have proven that the B4632 would be overwhelmed by the traffic this proposal would generate. The Southern relief road which was heralded as the solution has been quashed on cost grounds. How can SDC now propose this development to go ahead without the mitigation they’ve repeatedly said was necessary. It has already been proven with the closure of Bidford and Welford bridges that the road network south of the river Avon is completely reliant on these three historic bridges.

Crynodeb o'r Gynrychiolaeth:

The local infrastructure is already inadequate for the amount of local residents, particularly congestion along Campden road. There are already significant developments in place on this proposed site which were conditional upon infrastructure upgrade which has not happened. Multiple other planning applications have been rejected on/around this proposed site for that reason. There are no genuine alternatives to using a car for transport, nor any genuine ability to put any in place due to the positioning of developments already in place. This site cannot take any more houses.

Ymatebydd: Mrs Jane Rapp

Crynodeb o'r Gynrychiolaeth:

The area marked as E1 is entirely unsuitable for development as it is open farmland and the area is not able to stand any further development due to no infrastructure with roads and transport. There are other sites within Warwickshire which are more suitable with better access to existing infrastructure than E1.

Crynodeb o'r Gynrychiolaeth:

This large tract of brownfield land has been redundant for many years. Building a new community here would inject a new purpose to the site which is otherwise going to waste.

Crynodeb o'r Gynrychiolaeth:

The B4632 Campden Road is already congested, and additional construction traffic will worsen delays and road conditions. The local infrastructure cannot support further housing, and increased traffic will strain the limited River Avon crossings, many of which are historic and prone to closures. Diversions are limited, risking gridlock, especially in Stratford-upon-Avon. The area has already faced overdevelopment with Meon Vale and Meon Way Gardens. Without major rail investment, traffic will rise between the site and Honeybourne, overloading minor, flood-prone roads through residential areas. An alternative site should be considered to prevent severe transport and infrastructure issues.

Crynodeb o'r Gynrychiolaeth:

No infrastructure in place for that volume of houses south of the river Avon. All major roads, secondary schools, Grammar school, jobs, train stations are already in place on the north side of the river Avon. This would be detrimental to the small surrounding villages (Long Marston, Welford & Bidford) that become rat runs to travel to Stratford. Two of these villages host historical bridges that Struggle to cope with the current volume of traffic.

Crynodeb o'r Gynrychiolaeth:

Further development of the new settlement at Long Marston can easily be acheived with the land avilable, and infrastructure is in place already with a new school, and sports facilities etc. Traffic can reach the A46 without driving through the town centre or crossing the Clopton Bridge. Cycle acces to town using the Greenway.

Crynodeb o'r Gynrychiolaeth:

As a large brownfield site, our clients would support the consideration of a new settlement at the former Long Marston Airfield but make the observation that if this applies at Long Marston then for consistency the same consideration should apply to the former Airfield at RAF Honiley. The land at RAF Honiley, including Holly Farm Business Park has the added advantage of strategic location closer to the West Midlands conurbation and Coventry. The reset of the planning system in December 2024 also means that development at Holly Farm Business Park would be considered as Grey Belt.

Crynodeb o'r Gynrychiolaeth:

E1 is south of Stratford, dispersed, and land that is lower agricultural value. Green belt needs to be protected and this area is less useful land. It would cost the tax payer less to build here. Also, Warwick and Leamington are currently taking more of the strain where Stratford are taking a surprisingly low number in the current local plan.

Ymatebydd: Mr Mike Daniell

Crynodeb o'r Gynrychiolaeth:

The categorisation of area E1 as being "more suitable" is wrong. The area is unsuitable for further development because the road network will not support it and has already been overloaded by the thousands of houses currently being constructed in the area.

Ymatebydd: Mr Adam Lucock

Crynodeb o'r Gynrychiolaeth:

The proposed site of Long Marston is more suitable for a new settlement with the land lying dormant and the infrastructure can be put in place to support a new school, community centre, doctors etc. This can be linked to the A46 North relatively easy.
This is the best site which will not damage the community and ambience of The Historic town of Stratford and create a sort after location for those looking to move to the area.

Crynodeb o'r Gynrychiolaeth:

The proposed development site, lacks basic transport links. The B4632 is a B road already at full or near capacity, which would require a 3rd river crossing, also no existing rail links. The Bearly, Wilnecote site already has excellent road and rail links

Ymatebydd: Mr Simon Wright

Crynodeb o'r Gynrychiolaeth:

The development of a new settlement provides the opportunity to build amenities which will support the new housing. Rather than trying to use existing already over-stretched amenities in existing towns and villages.
Spatial Growth areas have not taken into account the 'availability of access' to amenities in a 20-minute walk. Simply saying that a school is located in the desired area does not provide a true picture, when the school is already full and has a long waiting list!

Crynodeb o'r Gynrychiolaeth:

o New settlements can be driven by strategic opportunities not just land availability
o Takes the congestion pressure off Stratford
o New settlements avoid urban sprawl which strains existing infrastructure
o Number of houses in this area and space available means infrastructure like schools and doctors can be built integral to the new settlement
o This new site could meet all housing needs with least impact on the environment, preserving greenbelt land
o Potential for rail connection with the rail innovation centre connecting to the Honeybourne line

Crynodeb o'r Gynrychiolaeth:

This site is suitable for more housing as there is space available for infrastructure like new schools, shopping and medical facilities. They can be an integral component in a new settlement. There is also the potential for rail connection with the Honeybourne line so close. The Greenway can be used far more for cycling into Stratford upon Avon.

Crynodeb o'r Gynrychiolaeth:

Thousands of more vehicles will be on the B4632 , this B road is to busy and dangerous already..
Increase in air and noise pollution
Our villages will suffer and will be like we live in a town - we never chose to live in a town , we moved to the countryside to escape this lifestyle.

Ymatebydd: Mr James Alexander Higson

Crynodeb o'r Gynrychiolaeth:

Traffic noise and congestion is already excessive. A further development would mar the landscape both visually and audibly. The area considered is home to many species of wildlife such as badgers and deer. Moreover, the B4632 is not up to the level of traffic currently using it, with many a blind access road. Further traffic will increase the likelihood of a serious accident. The ring road in Stratford cannot cope with the current level of traffic either so further transport will increase pollution and travel times.

Crynodeb o'r Gynrychiolaeth:

No I’m completely against the over development of this area for a number of reasons.
The main one being that the Campden Road alone is not enough to take the amount of traffic from all of those new houses. There has to be more infrastructure before any more houses are approved.
You’re also killing lots of wildlife in a completely green and natural area.
Moreover, being on the edge of the border means the area gets a poor level of support from emergency services. This will only put more pressure on that.

Crynodeb o'r Gynrychiolaeth:

I don not agree with E1 proposed settlement due to their being no major infrastructure improvements to the Highways. I have lived off the Camden Road for over 13 years and in that time 1000s of houses have been built @ Meon Vale and Long Marston Airfield along with other developments around the local area yet NOTHING has been done to update the roads to accommodate the additional traffic. The particular area which needs addressing is the junction with the Shipston Road and Campden Road. A relief road is needed around Stratford.

Crynodeb o'r Gynrychiolaeth:

This site has my support primarily as it reduces the additional burden of extensive new development on other areas of the county which have borne the brunt of development over the last 20 years e.g. Warwick, Leamington, Hatton and Stratford.

The site itself is rail connected although has no passenger services, and this could be reestablished.

Crynodeb o'r Gynrychiolaeth:

Long Marston has already undergone extensive research and investigation with approval granted for several thousand houses contingent on a western relief road which logically should join to the A46. The original proposals for the bridge were at a very wide section of the river and sites should be considered further to the west. There is industry already based in the area and with appropriate transport links ready for expansion and it is foreseeable that a proper sustainable community of maybe 8,000 could be achieved but only with a relief road to the A46.

Crynodeb o'r Gynrychiolaeth:

When I came to this area over 20 years ago, Long Marston was being floated as the grand new development with plans to build 3500 houses. This has never been realised. In fact only 350 houses have been built. This development must be completed. It is grossly disingenuous having a consultation when this is NOT complete.

Crynodeb o'r Gynrychiolaeth:

I do not agree with the proposal as the road infrastructure is totally inadequate to support it and will create unacceptable congestion. The rail transport options proposed are weak and who would provide the funding of a new station.

It contravenes the CC Neighbourhood Plan and would create more noise and light pollution. It could turn The Greenway from a leisure and nature facility to a commuter route, which would be disastrous.

Much of the land is agricultural and we need as much of it as possible, not just to support farmers, but to provide our ever increasing food needs.
