Gaydon already has high quality employment and transport infrastructure, including the possibility of a railway station on the existing line.

Just heard of the proposed mini town adjacent to Knightcote village and strongly object to it as its going to take away my local radio controlled flying club of which i've been a member for the last 20 years. this has been a saviour for getting away from the hustle and bustle of life and greatly improved my mental health. If this club is lost it will have a huge impact on many many people.

ew settlements are preferred and this site will offer good job opportunities nearby which will support local communities as well as having good existing road connections. The development will improve transport links including the rail innovation centre connecting to the Honeybourne line.
New settlements can be driven by strategic opportunities not land availability to limit impact on the local ecology.
The site would take the congestion pressure off Stratford and meet all housing needs with least impact on the environment, preserving greenbelt land. Number of houses and space available means infrastructure like schools and docters can be built.

The SWLP has 12 sites, 5 of these are Green Belt land and seven are non-Green Belt land. These seven non-Green Belt land sites have room between them for 46,500 dwellings. This includes west of Knightcote. The existence of these sites means that there are no ‘exceptional circumstances’ to develop any Green Belt site.
In order to comply with the National Planning Policy Framework 2024, all for these non-Green Belt sites such as land west of Knightcote should be developed before any Green Belt site.

There is an excellent opportunity to create a 10,000 home New Settlement in approximately this location, spanning between the M40 and Chiltern Rail Line, with excellent existing and future high value employment, which could tick all the new settlement boxes in accordance with expected government task force guidance. It would benefit from some of the best transport links once HS2 opens in 2033, the released capacity allowing for stopping at a new station on the site. It could be an envious place to live - homes, jobs, and a community, with the shortest travel times to London in South Warwickshire.

I live in south Warwockshire and I am absolutely not in support of the local plan especially in my area which is directly Northend, Knightcote, Fenny Compton Bishops Itchington and Gaydon etc.
There is flood risk, there is land suitability risk, there is huge overwhelming risk around road and transport infrastructure.
This area of development proposal is at the side of Burton Dassett country park an area of outstanding beauty. There is school, healthcare risk and not enough now let alone for An ever increasing population.
This area marked for development G1 especially is not appropriate. Or suitable!

This development with F2,F3 creates a significant change to a rural location. It will have a significant detrimental impact to biodiversity, heritage sites, rural character, the local community, existing properties and residents, loss of farming. The site lacks all the necessary infrastructure to support such a development. The Feldon Basin land frequently floods, no integrated transport infrastructure, no railway station, dependancy upon cars. J12 has become increasingly busy and is not designed to handle the requirements from this development. Ancient wood Itchington Holt and is inhabitants will be severely impacted. This development is entirely incompatible with the rural area.

There is too much focus on J12 of the M40 in the SWLP. The Feldon area is characterised by the Warwickshire Landscapes Project as “an agricultural region largely unaffected by urban and industrial development. This is its special feature.” Development is not in keeping with the size of existing village communities. Development here will not minimise travel as there is no rail service, sparse bus service, no cycle paths, and distances too great to walk. Development will affect access to country lanes for heathy exercise given JLR to the north, MOD Kineton to the south, the M40 to the east.

New settlement is preferred for the ability to build proper infrastructure (shops, schools, doctors etc). It is in a good location for jobs with good existing road connections. It would take congestion traffic away from Stratford and stops urban sprawl. It meets the housing need without destroying greenbelt land and key wildlife habitats, so is more sustainable.

This area has good local road connections making commuting into birmingham and the south very easy by road and by rail on the nearby chiltern railway services. Having easy access to those built up areas such as Birmingham, Warwick, Leamington, Banbury and further south will provide a huge number of job opportunities for thos living in the new developments.

I object.
1. The character and nature of the area would be severely negatively impacted.
2. It is prime farming land for human and animal crops.
3. The roads will be unable to accommodate the extra traffic. The recently upgraded M40 Gaydon junction is already overstretched, with frequent queuing for vehicles joining or exiting the motorway. And the rail that is in close proximity is an MOD railway, not the national rail network.
4. GP surgeries, schools, village stores would be significantly overstretched.
5. Public Loss and a detrimental impact on Burton Dassett Hills, a Special Landscape Area.

I have made comments on F2 Deppers Bridge. My concerns are the same for any developments in the Knightcote area, low lying fields often with water covering large areas. Narrow lanes/roads known as 'Old Warwickshire' from the Civil war, Battle of Edgehill. It shouldn't be built on. Planet earth needs farms, green fields, hills, woodlands, animals and bird life to be left alone for future generations.
