With a sustainable land supply, continual new settlements are not sustainable, therefore it should not happen. Moreover, the fertility rate in the UK is less than 2 therefore there is no need for new development in the UK.

This land is too close to the Gaydon Lighthorne Heath development, over developing an area of countryside without easy access to rail links. This causes significant harm to the character of the landscape. This area is farmland and green belt and should not be built upon. There is also a significant lack of amenities to support such a development and they often get missed out when land is developed in spite of plans to the contrary - there are no shops, secondary school, or doctor's surgeries to support such a development.

Large settlement would be detrimental to character of the local area. The proximity to the existing development at Upper Lighthorne would create a large urban area underserved by local amenities and with no prospect of rail connection, increasing traffic on roads not suited to heavy traffic.

Too close to WCC public country park at Burton Dassett. Upland views of rural countryside are valuable public assets. The proposal is on valued prehistoric settlement assets including historic salt Road. (See Historic England's submissions on Knightcote Road solar array). Area described as remote in quality. (Warwickshire Landscape Guidelines). Area is generaly wetland being the headwater land to River Itchin. Standing water in winter. The historic settlement of Knightcote (Chapellry to Burton Dassett) would be severely subjugated by a brand new settlement.

The only persons who will be joyful at this ridiculously large development will be the greedy farmers that own the land. Ruining the countryside to house who?

This development will ruin the view from my house and greatly impact my overall enjoyment of my property. Northend as it is a small hamlet. It doesn't even have a shop. It is a small community and peaceful. The fields and views are why I moved here. We don't have the infrastructure to support more houses. schools, GPS etc. The little lanes would not support the traffic. The village would fight this every step of the way. It would also damage the view from the top of Burton Dasset Hill a protected country park and SSSI

I would strongly object to a new settlement in this rural, open, farming landscape. The scale of development in this location is unsuitable and contradicts national and local planning policies on sustainability, environmental protection and preserving the character of the countryside. It will lead to irreversible loss of good-quality agricultural land and overwhelm existing infrastructure. I suspect the location has been proposed due to proximity to M40 J12. This is lazy planning and does not consider the already huge demand on this junction with the Gaydon development and JLR site. The special character of the local villages will be destroyed.

Burton Dassett parish contains less housing combined than proposed G1. It is an area with very few amenities which is a sanctuary for many; retirees, disabled and young families alike. There is little to no infrastructure; the impact on people’s lives and local habitat would be insurmountable. The local schools and doctors surgeries are overcapacity.
BD country-park already sees enough crime as it is; and local police are unable to deal with it. Let alone the impact of brining thousands of people to the area.

Motor traffic. Local villages have narrow roads and listed buildings. Access to G1 is restricted to narrow "C" roads frequently in need of repair. A large increase in number of cars and HGVs would be unsuitable for the topography. M40 J12 has sharp bends with concrete walling both N and S. An urban development with little employment development opportunity obliges car use.
G1 is close to the railway line used to transport hazardous equipment for military purposes.
G1 has habitats for amphibia and birds in need of protection.

I object to proposals for development at site G1. Multiple reasons as to why this site is one of the least suitable - regular flooding, access on small rural roads, proximity to a designated area of natural beauty & Country park wildlife and biodiversity. In more practical terms we already have inadequate provision for GP cover - Fenny Compton GPs already taking increasing numbers of patients from the Lighthorne developments and Compton Locks. The Dassett Primary school too is facing increasing applications and has no room to expand. Abacus Preschool is currently turning children away due to lack of capacity.

We do not agree with this site being included in the plan. We observe that it is annotated as ‘less suitable’ in the consultation. Our reasons are primarily that it is not in conformance with Strategic Objectives of the SWLP, with which we broadly agree.

Infrastructure for water supply, sewage, electricity and broadband is only just adequate for existing small communities. Twice in the 8 years I have lived in Northend, Severn Trent has delivered bottled water to all households as supply failed. Waste water and rainwater disposal fails with flooding at the junction of Blacksmiths Lane and Long Lane, also at the junction of Northend Road and Knightcote Road. Electricity supply has failed several times and temporary generators have been in place within the past 5 years. Full Fibre to Property (FFTP) is not available.

In my mind new settlements are more prefererable. The proposed site could help reduce congestion in Stratford while meeting housing needs with minimal environmental impact, preserving Green Belt land. New settlements prevent urban sprawl and its strain on infrastructure. The area offers potential rail connections via the Honeybourne Line and the rail innovation centre. With ample space, essential infrastructure like schools and healthcare facilities can be integrated into the development. Strategic opportunities, rather than just land availability, should guide planning.

New settlements have to be preferable. The development benefits from excellent transport links, with well-connected roads, a potential Chiltern Line station nearby, and HS2 offering faster commuting options. It could ease congestion in Stratford while fulfilling housing demands with minimal environmental harm. Establishing new settlements would help safeguard Green Belt land and existing infrastructure by preventing urban expansion. Planning should be driven by strategic opportunities rather than just land availability.

Too close to the historic settlement of Knightcote in an area Historic England has designated as “remote”. Would severely impact rural life and the setting of the village.
Proposed site lies on wetland which regularly floods during winter months.
Local amenities such as shops and doctor’s surgeries would be severely impacted.
Severe impact/ destruction on the historic Salt Road (Knightcote Bottoms). Furthermore the additional strain on the existing rural road network around the proposed site would be unsustainable
Too close to the public amenity of the country park at Burton Dassett, the vista views from which would be severely degraded.

The proposed development would engulf the rural and historic settlement of Knightcote.
The local rural road networks would not be able to cope with such an increase in traffic. The same is true of local amenities such as doctors’ surgeries, schools and shops.
The proposed development site is already prone to flooding.
The ancient and historically important Salt Road at Knightcote Bottoms would be engulfed by this development.
The view from the Burton Dassett country park (which is a major public asset) would be seriously degraded, turning a quintessential rural Warwickshire landscape into a suburban one

Annotated as 'less suitable' in the consultation - not conform with strategic objectives - no prospect of railway travel and therefore promotes car use - existing infrastructure is sporadic and requires access by a car - would also be strained during the long life of the plan and concerns about funding and phasing of new infrastructure - Jacob's Transport Assessment scores site "minus 18 red" in both phases - biodiversity not increased by building over open countryside and actively damages existing environmental assets.

Access to good road connections to the north and south of the area.
Local employment opportunities
Good rail links for those commuting further afield - Banbury, Oxford, London, Birmingham
Helps to the pressure off Stratford Upon Avon of increased traffic congestion, pollution and urban sprawl
Gives opportunity to build new schools, amenities and infrastructure
