Crynodeb o'r Gynrychiolaeth:

A new settlement would take the congestion pressure off Stratford. It would meet all the housing needs preserving green belt land and have less impact on the environment. It would avoid urban sprawl which would put a strain on existing infrastructure.

Crynodeb o'r Gynrychiolaeth:

This location has good existing road connections as well as potential for the new Chiltern line railways station (only 2 miles from the proposed homes). The HS2 could also offer links here to key commuting areas.

This location would alleviate the pressure on Stratford's congestion which is already a problem for local residents, and would avoid urban sprawl which is straining existing infrastructure in Stratford.

This area could contribute to meeting the housing needs required in Stratford District with the least environmental impact and help to preserve other greenbelt land that has more ecological or historical significance.

Ymatebydd: Dr Stephen Browett

Crynodeb o'r Gynrychiolaeth:

Due to the proximity to the SG13&14 locations, I believe the same arguments for building there, also apply here.

The local road infrastructure has much more capacity which could handle increased demand from new homes. As well as the road infrastructure, there is potential for new railway station to be introduced on the existing Chiltern line which would only be 2 miles from the development site.

Development on this land would satisfy housing needs while not needing to develop on green belt land.

Crynodeb o'r Gynrychiolaeth:

The infrastructure of this area is relatively well placed to support new housing developments. As well as jobs in the local area existing road networks and potential rail network developments would cope better with an increase in population than the Stratford town infrastructure. Development here would result in less loss of greenbelt land and less urban sprawl.

Crynodeb o'r Gynrychiolaeth:

I oppose this development as it would put too much pressure on local infastructure and public services. It would also turn Bishops itchington into a cut through for the development. We need more schools and medical facilities first not more homes.

Crynodeb o'r Gynrychiolaeth:

Clear access to M40 corridor. Able to be stand alone new settlement as other side of m40 from Gaydon, but links well with employment options in the Gaydon area / Banbury and along the M40 corridor. Would enable support for a new parkway station like the successful one at Warwick around F3 development.

Crynodeb o'r Gynrychiolaeth:

The proposed housing developments undermine the character and sustainability of South Warwickshire’s small rural communities, in this case eroding the distinct identity of the villages of Knightcote and Northend. Small communities thrive on their close-knit nature and many residents choose to live in quiet less populated villages for both their physical and mental health.

Development of road networks will disrupt the countryside and green spaces and cause higher traffic volumes.

New developments will place pressure on local utilities, water and sewage systems

Crynodeb o'r Gynrychiolaeth:

Our property flooded 5 times in 5 months between May and September 2024 due to the poor drainage system in Northend and the overwhelmed downstream pump station. Other properties have also flooded and although we are in contact with the flood management team nothing has been done to prevent flooding happening again. Building more houses in the area will only add to the flooding issues in the village. In addition, the roads are narrow and there is inadequate infrastructure, transport, healthcare and education provision to support a large development.

Ymatebydd: Mr Rich Sykes

Crynodeb o'r Gynrychiolaeth:

No infrastructure for this size development so the area will not cope with additional traffic volumes on narrow winding lanes.. Storm water system in Northend is already overwhelmed; properties (including ours) have started to experience flooding in 2024. Very few local amenities in Northend, Knightcote, Fenny Compton. Antisocial behaviour on Burton Dassett hills becoming more frequent, and not being seriously addressed by either SDC or local police.

Crynodeb o'r Gynrychiolaeth:

Infrastructure: roads are narrow and used by farming community. Any diversions caused by roadworks etc involve very long convoluted routes due to lack of alternatives .
Doctors and primary schools already at full capacity
Regular flooding off fields and hills , not ideal to build on
Social impact on rural villages , already seeing increase in anti social behaviour in the dassett country park with increasing housing developments close by
MOD base . Would think in current international climate any such large development nearby would increase security risks and potentially cause issues should immediate transportation / mobilisation be required .

Crynodeb o'r Gynrychiolaeth:

New settlements are preferable to adding to oversubscribed existing towns and congested roadways. They are driven by strategic opportunities not arbitrary land availability and do not add to the urban sprawl and pressures in existing infrastructures. Such sites do not impact greenbelt land which should be always preserved. Furthermore, it does not add to the urban sprawl or congestion of Stratford upon Avon.

Crynodeb o'r Gynrychiolaeth:

Whilst not ideal use of green belt, its position next to existing road networks and proximity to the proposed Gaydon development area do make this a suitable new settlement. This would keep congestion pressures away from the towns of Stratford and Warwick whilst providing the space to develop new housing and the associated infrastructure

Crynodeb o'r Gynrychiolaeth:

The region boasts promising job opportunities and well-developed road networks. A potential Chiltern line railway station is situated just two miles away, potentially serving as a parkway station. The High Speed 2 (HS2) project could facilitate swift connections to major hubs. Strategic development can be guided by these opportunities, mitigating congestion in Stratford and fulfilling all housing requirements with minimal environmental impact, thereby preserving greenbelt land. These settlements can avoid urban sprawl, which strains existing infrastructure, and can incorporate essential infrastructure such as schools and healthcare facilities. Furthermore, there is potential for rail connections with links to the Honeybourne line.

Crynodeb o'r Gynrychiolaeth:

Development of job opportunities.
New settlement will avoid urban which strains existing infrastructure.
Good existing road connections
Potential for new chiltern line railway station -only 2 miles from homes & could provide parkway station
HS2 could offer quick links to key commuting areas
New settlements can be driven by strategic opportunities not land availability
Would take the congestion pressure off Stratford
These areas could meet all housing needs which least impact on the environment preserving greenbelt land

Crynodeb o'r Gynrychiolaeth:

The proposed development will provide houses to cover demand for the area. It will also provide new job opportunities and new settlements that will driven by strategic opportunities instead of land availability. This would remove congestion pressures from Stratford especially on the Birmingham road and pressure on existing infrastructure. The development will also provide opportunities for new schools, hospitals, shopping centers and towns. HS2 could offer faster links to key communities and newer railway stations to cater for the demand

Grade 2 farmland, clay based and prone to flooding. Infrastructure is poor, Limited public transport, poor roads, insufficient schools, GP surgeries - local surgery already taking patients from Banbury, no shops, fire station or police station. Not to mention the need for upgrading sewage, electricity and water supplies. There are also many local heritage sites that need to be preserved.

Crynodeb o'r Gynrychiolaeth:

The 700 acre site is clay based and prone to flooding which if built on will have a knock on effect downstream.
The land is grade 2 fertile and productive farmland.
Rural narrow winding roads surround the site with poor public transport.
Already overstreched infrastructure, would require addition primary schools, and secondary school is near capacity without further development.
New GP Fenny Compton surgery is already over subscribed and is already being asked to take people from Banbury,
Inadequate police fire and shopping facilities.
Development would require upscale roads sewage electricity and water further damaging the environment

Crynodeb o'r Gynrychiolaeth:

Flooding is already a problem.
The area is greenbelt farming land.
Areas presently have narrow, B, C, D class roads and no public transport. Small villages and hamlets would suffer from excess traffic if development proceeded.
Infrastructure already stretched - local Fenny Compton Primary School, doctors surgery over subscribed. No local fire or police. One small shop in Fenny Compton.
A large scale upgrade of all public facilities would be required before any further development.

Crynodeb o'r Gynrychiolaeth:

Grade 2 farmland required for crop growing. Clay soil prone to flooding. Poor local infrastructure, roads predominantly B with some C & D. Narrow, poorly lit, already extremely busy during peak hours within Northend and surrounding villages as hamlets used as a cut through to M40. New schools would be required, same for GP surgery, local Fenny surgery already forced to take residents from Banbury area due to insufficient, oversubscribed surgeries. Lack of fire station, policing and food shops. Water and electricity would require major redevelopment. Many protected heritage sites within the villages and hamlets.
