Crynodeb o'r Gynrychiolaeth:

I don’t agree with this proposal for the same reasons as F3, the impact on the whole area for amenities will not be sustained in my opinion. With the already increased pressures near Gaydon from all directions will only cause chaos.

Crynodeb o'r Gynrychiolaeth:

New settlements provide a more sustainable way to grow. They generate jobs, allow for well-planned infrastructure, and take advantage of existing road networks for accessibility. Concentrating development in one location helps ease congestion in Stratford and improves traffic flow. This strategy also protects green belt land by preventing uncoordinated expansion. Unlike urban sprawl, which puts pressure on infrastructure, planned communities promote balanced growth while safeguarding the environment and essential local resources.

Ymatebydd: Mr Christopher Bennett

Crynodeb o'r Gynrychiolaeth:

This site (along with SG12/SG13) is one of the most suitable sites for housing of all. It is well supported by access to the M40 motorway junction 12 which has recently been upgraded. Housing developments alongside motorway corridors are already established in relation to the M40 as elsewhere nationally and because of the motorway the countryside here, whilst valuable, is less pristine and less ecologically important than other sites under consideration. Local facilities at Gaydon, Lighthorne Heath and Knightcote could be supported to develop to provide the community resources needed.

There is no existing suitable road network, increase road traffic on an already heavily congested road system.
Increased light and noise pollution
The ground is prone to flooding
There are limited transport networks / lack of existing provision within the area.
There is a lack of existing health Care provision such as doctors / GP's.
There is a lack of existing primary and secondary education
The area is overdeveloped with housing in lightthorne Heath.
large impact to wildlife & environment.
Destroy the existing character of local communities
Lack of existing utility infrastructure

Crynodeb o'r Gynrychiolaeth:

This is a rural are with a lack of local resources and would mean people using cars for work, schools, hospitals, surgeries. More cars would be on the already small country lanes. It would be very visible form the local beauty spot of Burton Dasset hills.

Crynodeb o'r Gynrychiolaeth:

We choose to live in a village for a reason and don’t want a small town built on our doorstep. This will ruin the views from burton Dassett hills. Sites such as this should be preserved. We need farmland to produce our own food. Stop the illegal migration then so many houses wouldn’t be needed.

Crynodeb o'r Gynrychiolaeth:

First, it would lead to the loss of natural habitats, threatening local wildlife and disrupting ecosystems. Second, increased traffic and infrastructure demands could strain existing rural roads and services, negatively impacting residents. Third, such developments contribute to urban sprawl, diminishing the character and beauty of the countryside. Finally, agricultural land may be lost, reducing local food production and sustainability.

This new site could meet all housing needs with least impact on the environment, preserving greenbelt land. It would take transport pressure off Stratford, and new settlements avoid urban sprawl which strains existing infrastructure.

Crynodeb o'r Gynrychiolaeth:

This location should obviously be considered together with SG13 and SG14, and potentially F2 and F3 as a New Town or similar 'planned community'. The SA documentation needs to reflect this option and cumulative impacts. As a whole this intervention could deliver at least half of the local plan 'to find' development/housing 'needs' for South Warwickshire to 2050.

Ymatebydd: Mr Andrew Waters

Crynodeb o'r Gynrychiolaeth:

This area floods regularly with the 'salt road' (Knightcote Bottoms) sometimes becoming unsafe to use due to depth and speed of cross-flow. No rail access. M40 J12 possibly inadequate to support extra traffic. Greater traffic impact and road safety issues for all B and C roads currently serving the area. Traffic and road safety issues for all surrounding villages on access routes. Would be clerarly visible from Burton Dasset Country park and would have significant detrimental visual impact.

Crynodeb o'r Gynrychiolaeth:

This would take the congestion pressure off Stratford and avoid urban sprawl. This would not impact on green belt land and have less impact on the environment. Benefits from good existing road connections and has the potential to benefit from new Chiltern line.

Crynodeb o'r Gynrychiolaeth:

The plan to build in this area will negatively impack on local infrastucture, with exemely large consequences. The views from the Burton Hills, noise polution, emmissions and the local area will be changed forever. Burton Hills are a place that people visit specifically for the views, the peace, the walks and the wildlife, ALL of which will be destroyed if this plan is agreed. I was born in a local village and have the right to live in a village, not a have a town built around me.

Crynodeb o'r Gynrychiolaeth:

This development location is inappropriate given the lack of transport (public & road network) infrastructure in the area as well as the stress it would place on sparse local amenities such as doctors (Fenny Compton surgery); dentists (there aren't any already) and lack of shops. It would also significantly damage the view from the protected area of the Burton Dasset Country Park, as well as impacting on the cultural heritage of the area such as the Kimble Trust. I am also concerned about the impact the development would have on drainage and therefore the significant risk of flooding.

Crynodeb o'r Gynrychiolaeth:

G1 along with SG14, F2 and F3 creates a significant change to a very rural location. G1 will have significant detrimental impact to biodiversity, heritage sites & rural character. G1 is in very exposed location over looked by Burton Dassett Country Park, and all the views from it. G1 would be highly visible being in the Feldon Basin which also floods due to the basin rising/clay soil. No infrastructure, no railway, no integrated transport infrastructure. Itchington Holt Ancient woodland inhabitants will be severely impacted. G1 is practically on the boarder of Oxfordshire & Northamptonshire not close to towns & amenities.

Ymatebydd: Stratford upon Avon Town Centre Strategic Partnership

Crynodeb o'r Gynrychiolaeth:

This area has been assessed as four land parcels, with G1 and F3 results combined. Strategically, it offers significant but underexplored planning and transport benefits within ROA 8, including:
Major high-value employers attracting further investment.
Strong road links.
Potential for a new station, benefiting from HS2 capacity, with improved travel times
An average 2-mile distance from homes, promoting active travel.
Approved planning for a 142-room hotel, expandable to 240.
Opportunity for a connectivity-focused masterplan, integrating a sustainable transport system like PRT.
This site presents a unique opportunity for an exemplar New Settlement, driven by strategic planning rather than land availability.

Crynodeb o'r Gynrychiolaeth:

We suggest a new settlement between the M40 and Chiltern Rail Line. This location would include a hotel, major high tech employment within the M40 employment corridor, and provide the most sustainable connectivity. Expansion of Warwick University onto this new settlement would provide a further anchor employment.

Further, a substantial well designed new settlement at this location would accord with the expected recommendations from the Sir Michael Lyons New Settlement Task Force expected in the summer.

Ymatebydd: Fenny Compton Parish Council

Crynodeb o'r Gynrychiolaeth:

This location is unsuitable for a large scale development due to its rural location. The absence of substantive transport links and the distance from critical amenities such as employment, retail and healthcare will significantly increase car journeys in the district and have a detrimental impact of neighbouring communities.

Crynodeb o'r Gynrychiolaeth:

As per previous comments, new settlements present opportunity for strategic design rather than haphazardly adding to congestion, overcrowding, negatively impacting existing settlements and its infrastructure that is more difficult to improve to take account of sheer number of dwellings proposed. Much less impact overall in terms of urban sprawl and the negative impact of the unique settings/character of existing areas. Development should be strategic and be best for all - not just because it would be of financial benefit to those who wish to sell the land.

Crynodeb o'r Gynrychiolaeth:

I agree with the New Settlements proposal as this would then mean there is the opportunity to offer better facilities for the new build rather than putting pressure on the existing infrastructure which is already stretched - doctors, dentists, schools, local shops. I feel the new settlement near Warwick Gates has been set up well with facilities and G1 would have access to good employment possibilities in Gaydon without increasing congestion in town centres at commuting times.

I am a member of the South Warwickshire Electric Flyers (SWEF) RC Club that is located on land within New House Farm, Knightcote. Having recently retired, my membership of SWEF has become increasingly important as building and flying RC model aircraft is my major hobby as it provides me great fulfillment, relaxation, enjoyment, wellbeing and the opportunity for social interaction with other members of the club.

Details of the SWEF can be found here https://swef.bmfa.org/

If the proposed New Settlement Location G1 is approved on land used by SWEF, where will the SWEF RC Club be relocated to?

Crynodeb o'r Gynrychiolaeth:

Too close to Gaydon & Lighthorne developments. Aston & JLR developments causing severe congestion on roads. Road infrastructure around Knightcote very poor. No rail links. GP surgery now over stretched already much more difficult to get appointments. This would destroy the views & landscape around the Burton Dassett hills which is a cherished local amenity for many locals & visitors. This would also apply to the vista from Edge Hill. The area is already becoming urbanized & further building will be overdevelopment & destroy the character of the landscape. Drains/sewers are under pressure and local flooding has become worse .
